Andalusia stands out among other regions of Spain as one of the most dynamic real estate markets in the country. In 2024, it alone accounted for 18% of all residential transactions in the country. Málaga, Seville, and Cádiz lead in demand for homes in Andalusia, making the region attractive for both permanent residence and investment.

Peculiarities of buying houses and villas in Andalusia

The local market is geared toward foreigners, so houses for sale in Andalusia are most often sought after by people from other countries. Developers try to attract this audience with classic Andalusian flair—white walls, patios with fountains, and azulejo ceramic tiles. But there are also more interesting features:

  • Adaptation to climate. The average temperature in Andalusia in summer reaches 30–35°C, so houses are equipped with thick walls, shutters, and ventilation systems.
  • House territory. Villas often come with plots of 500 m² or more with a garden, olive trees, or vineyards.
  • Investment attractiveness. House sales in Andalusia are growing thanks to demand for short-term rentals (Airbnb). The average rental yield for villas in Málaga is 6–8% per annum.

Cost of housing in Andalusia

According to Fotocasa, prices for housing in Andalusia will increase from €1,800 to €2,100 per square meter in coastal areas and from €1,200 to €1,400 in rural areas between 2022 and 2025. Proximity to the sea is also a significant factor, with the premium potentially reaching up to 30%.

Average house price in Andalusia by type:

Type of house Average price 2022 (Euro) Average price 2023 (Euro) Average price 2024–2025 (EUR)
Villa 320,000 350,000 380,000

Townhouse 210,000 230,000 250,000
Chalet 270,000 295,000 320,000
Duplex 190,000 205,000 225,000
Bungalow 170,000 185,000 200,000
House by the sea 450,000 490,000 520,000

Popular areas for buying houses in Andalusia

Andalusia includes 8 provinces, but we will only look at the 4 most popular areas where houses are most often purchased:

  • Costa del Sol. Here, 70% of buyers are foreigners, and the average price per square meter is 2,500 euros.
  • Seville. Townhouses in the Triana area are popular (200,000–300,000 euros). Rental yields 5–7% per annum, especially during the Feria de Abril festival.
  • Cadiz (Costa de la Luz). Bungalow prices range from €180,000 to €220,000. Rental income is 6% per annum.
  • Granada. There's a ski resort here. Cottages in the suburbs are popular with families and students. Rentals pay for themselves in 12-15 years.

Frequently asked questions about buying a house in Andalusia

Foreigners need a NIE for the transaction, which can be obtained on site at a police station or before visiting Spain at its consulate.

Buying a villa in Andalusia, you can obtain an asset with a rental yield of 6-8% per annum, peaking during peak tourist seasons. Houses, apartments, and condos offer similar yields.

Following the abolition of the Golden Visa program, purchasing real estate no longer automatically confers the right to a residence permit.

Seville, the suburbs of Granada, Cádiz, and Almería are ideal for families. For a vacation, the Costa del Sol is the best option.
