
Buying an Apartment in a New Building in Warsaw: Prices, Areas, Purchase Conditions
Poland is often the object of interest for investors, not only from Europe but also from Asia. Interest is fueled by a developed economy, which, despite global pressure, maintains stable GDP growth rates of 3.4% per year. Thanks to relatively low inflation of 4.2%, the volume of investments in Polish real estate has increased the turnover of the local market to €4.4 billion (by the end of 2024).
This is higher than the total investment in the markets of Hungary, Romania, the Czech Republic, and Slovakia. The majority of all financial transactions in Poland are carried out in Warsaw, where the most prestigious and expensive properties in the entire country are being built.

Features of Real Estate in Warsaw
Warsaw dominates the Polish real estate market, accounting for about 42% of the total volume of transactions in the primary housing market in the country. As already mentioned, the total volume of investments in Poland amounted to €4.4 billion, of which about 60% (€2.64 billion) were in Warsaw.
Such figures are achieved due to the main feature of the local real estate market - high demand with a shortage of supply. Due to this, the average price per square meter is growing, which by the beginning of 2025 amounted to about 16,000 PLN (€3,768). In general, Warsaw generates about 40-45% of all demand for housing in Poland.
The most prestigious areas are considered to be:
- Wola. A business hub with skyscrapers, attracting investors and expats. New buildings, such as a residential quarter with 136 apartments (28-96 m²), provide rental yields of up to 6%.
- Praga-Południe. A rapidly developing area with prices starting from 646,100 PLN per apartment, popular due to its affordability and proximity to parks.
- Mokotów. A prestigious area with prices up to 24,000 PLN/sq. m, popular with families due to its greenery and schools.
- Ursynow and Bemowo. Budget areas with prices starting from 12,000 PLN/sq. m, popular with young families due to the metro.
The purchase of real estate in Poland, including Warsaw, is regulated by the Act on the Acquisition of Real Estate by Foreigners (Ustawa o nabywaniu nieruchomości przez cudzoziemców). It allows EU citizens to freely purchase residential real estate (apartments, houses). When purchasing land, a permit from the Ministry of the Interior and Administration (MSWiA) is required. Non-EU citizens also need a permit to purchase commercial properties, land over 1 ha, or properties in border areas.
Buying a Home with Credit
The purpose of most labor migrants coming to Poland is to stay permanently. Therefore, owning local real estate is quite a profitable solution, even if you buy on credit. In reality, mortgage payments are often less than rent. For families where both spouses will work, buying housing in Poland with credit becomes even more attractive.
In 2024, mortgage activity decreased by 38% due to the end of the Safe Credit 2% program. Banks in general began to assess risks more carefully, especially when issuing loans for premium-class properties. They also increased the down payment requirements for citizens from non-EU countries to at least 20-30% of the property value.

Apartments of 28–96 m² (1–4 rooms) with an emphasis on comfort class cost from PLN 714,000 (€164,931). All apartments have balconies, loggias, terraces, or gardens. Corner balconies with panoramic views are suitable for arranging recreation areas.
The residential complex near the Rondo Daszyńskiego metro station is suitable for businessmen and IT specialists due to its proximity to the Varso Tower and Atrium Tower business centres. Wola Park shopping centre, Moczydło, and Park im. Edwarda Szymańskiego, as well as schools, kindergartens, and restaurants, are within walking distance.




Residential Complex in Praga-Południe
