Description

An exclusive manor with buildings is for sale in a wonderful location, in the village of Klabinii, in the district of Molėtai. Klabinii manor was founded in the last 18th century. in a quarter (circa 1780). After evaluating the existing historical material and the architectural style of the building, it is concluded that the manor palace building with classicist features was probably built in the 19th century. in the first half. The building of the manor palace of classicist style (unique code in the register of cultural values 39845) is rectangular in plan, one-story, with an attic, with two mezzanine triangular pediments (in them there are semicircular window openings). The western and eastern facades are symmetrical, planar. The facades may have had decorative elements, but they have not survived. An extension was added to the southern facade of the building during the Soviet era. The main building material of the mansion is red, burnt clay bricks, the foundations are made of field stones with lime mortar, the roof is covered with tiles. The facades are plastered with lime mortar, painted white. The ceilings are wooden, the ceiling is plastered on two rows of balan cladding. The floor on the first floor is parquet. The interior of the building was modernized between the wars, and during the Soviet era, the interior of the palace was repaired, destroying the decorative elements of the old interior. In the central part of the manor territory, in front of the eastern facade of the palace, there is a large pond covering an area of approximately 0.3 ha, which was excavated in the 19th century. In the past, it was connected to the Virinta River and fish was grown there. in 1829 a manor mill and a dam were built, through which the road led to the manor. The year of construction is evidenced by an inscription in a stone built into the wall of the mill. The mill was made of outdoor stone masonry with lime mortar (the lime mortar was decorated with stone chips), two stories, with an attic, covered with boards (shingles). Three walls of the mill (north, west and south) were made of outdoor stone masonry, and the fourth, from the river side, was made of wood. Brick walls are heavy, so they were built where there is a strong enough foundation, and on the side of the river, where there is no stronger foundation, it was chosen to build a lighter, wooden wall. Between the wars, generators were installed in the mill, thanks to which electricity was produced for the Klabinii manor and village. The Virinta stream divides the manor house into two parts: on the right bank - the main, residential area: a residential house with a mezzanine and the manor dairy, on the other bank - the manor park. There were two parks in the Klabinii manor - one was in front of the manor, and the other was behind the Virinta river, near the village of Klabinii. This park was accessed by a wooden bridge leading down the stairs directly from the manor. Based on the available cartographic information and the layout of the existing buildings, it can be stated that the manor did not have a traditional, symmetrical, representative courtyard layout typical of the neoclassical period. Currently, only fragments of the manor park remain, which are protected by the state (unique code in the register of cultural values 39854). In the park, deciduous trees of local origin - maples, lindens, ash trees - grow mainly. The manor homestead owns 7.8518 ha of land, the main purpose of which is conservation, and the method of use is land plots of cultural heritage objects. The main area of the manor consists of 5 adjacent plots (7.8518 ha in total). If necessary, one or more plots can be additionally purchased, which would allow to expand the holdings and have not only access to the lake, but also your own lake. And if there is a need for an even larger area of land, it is possible to purchase more land plots next to each other for an additional price, totaling an area of about 30 hectares.
