INVESTMENT IN CONSTRUCTION OF 5* HOTEL, SELCE CROATIA

A tourist facility built in 1995 is for sale along with land and a valid permit to expand the facility to a 5* hotel in Seltse. According to the project, the hotel will consist of 175 rooms with 350 beds. The new five-star luxury hotel will also be the first hotel in the European Union to be partly over the sea. Namely, it will look at the Adriatic from three sides. The focus will be on health and sports tourism  Including the basement, the hotel will ultimately have six floors.

Price in existing condition: 15 million euros, total investment 30 million euros.

It is possible to automate the processes of registration, delivery to rooms and management of the turnkey environment for hotel operation without the participation of staff and receptionists, which in turn increases the average occupancy rate (OR) per year by 15%, the average room rate (ADR) by 20%. The share of bookings through direct channels (website, mobile application, chat) is 75%. Unique services (store, automatic storage room) – 5% of revenue.
