On the 4 floors of the building there are office spaces, conference rooms, bathrooms; on the upper, attic floor of the building, a cafe is planned. The useful area of the proposed building is 1750 m2. Planned office space: from 20 m2 to 83 m2. It is possible to adjust the area to the specific needs and wishes of customers. Ceiling height is 3m. All rooms will be equipped with a modern air conditioning system, all offices will have telephone, Internet and TV connections. The panoramic windows will offer a wonderful view of the green landscape of Pardaugava. At the underground level of the building, there will be 25 parking spaces for office workers and customers.
By additionally investing in this project a tenth of the cost of the building, namely 10% (250,000 euros), it is possible to increase the usable area of the building to 2500 m2, according to the requirements and wishes of the client.
In this case, the construction costs, including the purchase of land, will amount to 2,750,000 euros. Taking advantage of the maximum opportunities to increase the usable area of the building to 2500 m2, the projected cost of the office building after completion will be approximately 5 million euros. The calculations were made on the basis of comparative methods and calculations of real estate companies, taking into account trends in real estate prices in the coming years. Equivalent objects in terms of space and land, which were restored on the basis of old buildings of this type, cost about 2.7 million - 3.8 million euros. Calculation formula: 100% cost of a new object, projects and buildings of the old type 50% - 70% of the cost of a new project.
Project phase:
The technical design of the building (master plan, architectural solutions and construction structures) - was accepted in 2007 by the city building management. This means that the construction of a new project can begin now, having previously obtained a building permit for a period of 12 months.
