25 years of experience · 5,000+ families from 37+ countries · For the whole family. We help you obtain Turkish citizenship by purchasing real estate: we select a property that meets the programme's conditions, check the seller and the transaction history, support the money transfer and payment with a foreign-currency purchase certificate, and manage the entire process — from choosing the property to filing the documents. No relocation, exams or mandatory residence. Our team and lawyers are with you at every stage.
Turkish passports for you, your spouse and children under 18 — for the purchase of real estate from USD 400,000 by official valuation. The property remains yours: you can live in it or rent it out, and sell it after three years. No relocation, exams or language skills are required. Tolerance has guided families through this programme since 2018 — among the first on the market.
This is an official state programme: its legal basis is Article 12 of the Turkish Citizenship Law No. 5901, and the investment conditions are set out in Article 20 of the Regulation on its implementation. The USD 400,000 threshold has applied since 13 June 2022; the commitment not to sell the property lasts three years and is annotated in the Tapu (title deed).
The key difference from most "golden passports" worldwide: your money does not go into a non-refundable contribution to the state. You buy a real asset and dispose of it freely after three years — while the citizenship stays with you for life.
What the programme includes:
citizenship for the applicant, spouse and children under 18; children with disabilities — with no age limit;
no requirement to reside in Turkey, no language or history exams;
dual citizenship: Turkey does not require you to renounce your current passport;
an investor residence permit while the application is reviewed — no need to relocate;
in Tolerance's experience, the whole journey takes 6–12 months.
Why you cannot simply pick "anything over 400,000". The amount is confirmed by several documents at once: the price in the Tapu, a valuation report by a licensed company, the bank payments and the foreign-currency purchase certificate (DAB) — and each of them must show at least the threshold. The Land Registry also checks the property's status, the seller and the history of title transfers. By our estimate, only 5–7% of properties on the market meet all requirements at once — which is why with us you start not with a catalogue, but with a check.
Who manages the process. Tolerance is a real estate agency in Turkey with 25 years of experience; more than 5,000 families from 37+ countries have used the company's services. We have supported the citizenship programme since 2018, among the first on the market. The transaction, the currency certificate, the investor certificate, the residence permit and the filing of the dossier are handled by the company's in-house lawyers and experts.

Rules may change — check the current regime on the Ministry's website (mfa.gov.tr) before travelling.
