The 4 floors of the building will house office space, conference rooms, and bathrooms; a café is planned on the top, attic floor of the building. The usable area of the proposed building is 1,750 m2. The planned area of office space: from 20 m2 to 83 m2. It is possible to adjust the area to the specific needs and wishes of clients. The ceiling height is 3 m. All premises will be equipped with a modern air conditioning system, and all offices will have telephone, Internet, and TV connections. The panoramic windows will offer a wonderful view of the green landscape of Pardaugava. The underground level of the building will house 25 parking spaces for office workers and clients.
By additionally investing a tenth of the building's value in this project, namely 10% (EUR 250,000), it is possible to increase the usable area of the building to 2,500 m2, according to the client's requirements and wishes.
In this case, the construction costs, including the purchase of land, will amount to EUR 2,750,000. Taking advantage of the maximum opportunities to increase the usable area of the building to 2,500 m2, the projected value of the office building after completion will be approximately EUR 5,000,000. The calculations were made on the basis of comparative methods and calculations of real estate companies, taking into account the trends in real estate prices in the coming years. Equivalent objects in terms of floor area and land, which were restored on the basis of old buildings of this type, cost approximately EUR 2,700,000 - 3,800,000. Calculation formula: 100% cost of a new facility, projects and buildings of the old type 50% - 70% of the cost of a new project.
Project stage:
Technical design of the building (general plan, architectural solutions and building structures) - accepted in 2007 by the city construction department. This means that construction of the new project can begin now, having previously received a building permit for a period of 12 months.
