Some properties are special because of what they offer. Others are extraordinary simply because of where they are. This is one of those rare finds — a truly unique seafront property where the land meets the sand, the turquoise waters of the Aegean stretch before you, and the beach becomes a natural extension of your home.
Directly in front of the beautiful Styfo Beach on Kythnos Island, this unique charming seaside residence enjoys a location that is exceptionally difficult to find in the Cyclades. Set on a 376 sqm plot, the 60 sqm house stands practically on the sand, offering the rare privilege of waking up to the sea just a few steps from your door. With the coastline unfolding immediately before the property, this is an opportunity to acquire a genuine piece of beachfront Greece, where the beauty of the setting takes centre stage.
Built in 1980 and recently renovated, the house offers an inviting starting point for creating a private island retreat in an exceptionally privileged location. The property also includes two additional storage buildings of 21 sqm and 6 sqm, providing useful supplementary space.
What truly distinguishes this property, however, is its irreplaceable position. Genuine beachfront homes are increasingly difficult to find, particularly in the Greek islands, where direct access to the sand and such immediate proximity to the water are among the most sought-after qualities. Here, the sea is not merely a view in the distance — it is right outside your door.
The property is supplied with water from a well. Electricity has not yet been made available in the area, an important consideration for prospective buyers to assess when planning its future use.
Despite its wonderfully secluded coastal setting, the property is approximately 25 minutes from the island’s port. Kythnos itself is accessible by ferry from Athens in less than two hours, making it a relatively convenient escape from the mainland while retaining the authentic, unspoilt character that makes the Cyclades so appealing.
An exceptional opportunity for those seeking a distinctive private seaside retreat, a holiday home in a truly remarkable setting, or a rare beachfront acquisition with long-term appeal. At Styfo Beach, Kythnos, it is the location itself that makes this property so special — a genuine rarity where the Aegean begins at your doorstep. Plans available upon request.
