Spain’s property market is moving from overheating to a more mature phase
📊 The number of registered home sales in March reached 61,295. This is 2.2% lower than a year earlier. However, this decline looks more like a shift toward a more balanced market after a period of rapid growth, rather than a sharp cooling. At the same time, the total number of property sales across all categories increased by 1.5% year-on-year, reaching 122,896 transactions.
The main March figures are as follows:
— 219,493 real estate entries were registered in total;
— the overall annual growth in registrations reached 2.7%;

— the residential segment declined by 2.2% year-on-year.
💡 The structure of residential transactions is especially important. Free-market housing accounted for 93.8% of homes sold, while protected housing represented 6.2%. Resale properties made up 78.7% of all residential transactions, while new-build homes accounted for 21.3%.
This confirms that the resale segment remains the core of Spain’s housing market. For buyers, this segment is often more predictable: the property is already completed, the neighbourhood is established, infrastructure is in place and the move-in timeline does not depend on construction.
At the same time, the dynamics of new-build and resale properties differ noticeably. Sales of new homes fell by 10.2% year-on-year, while resale transactions increased by 0.2%. Against the backdrop of high construction costs and limited supply, completed properties are becoming an especially important part of the market.
📍 Regional dynamics also varied. The strongest growth in home sales was recorded in Castile-La Mancha, where the number of transactions increased by 11.5% year-on-year. Navarre followed with an 8.2% increase, while La Rioja recorded growth of 5.2%. Castile and León and the Valencian Community also posted positive results, with sales rising by 3.4%.
