In August 2026, a milestone the market had been heading toward for years was reached in Batumi. According to Colliers Georgia, foreigners purchased more than half of all apartments in the city for the first time, accounting for 52% of transactions across both primary and secondary markets.
This is more than just statistics. Batumi is no longer a resort destination "for locals only." It has become an international address, with purchasing decisions increasingly made thousands of kilometers away from the Black Sea.
The picture in Tbilisi is quite different. The capital remains a market dominated by local buyers, with foreigners accounting for 14% of sales.
Other August highlights:
— sales volume in Batumi rose by 2.9% to $81 million;
— the number of transactions fell by 4.3% to 1,235. Analysts attribute this to a "high base effect": in August 2025, a major premium project registered a large batch of contracts all at once;
— the average price per square meter in new developments stands at $1,386 (+1.2% year-on-year);
— prices for apartments in completed new buildings rose by 12.8%—a rate nearly ten times faster than the increase in developer prices.
This last figure is the most significant. Those who invested at the project's launch are now selling the finished properties at a substantial markup. Meanwhile, buyers from various countries are competing for the best units by the sea.
How we work with international buyers:
we select a project tailored to your goals: personal residence, vacation home, or rental investment;
we vet the developer before you place a reservation deposit;
we handle the legal aspects of the transaction through to property registration;
we facilitate remote purchases via power of attorney.
