Turkey has officially ended GEDAŞ’s monopoly on property valuations for citizenship applications. Investors can now choose an authorized company themselves. The validity period of the documents has also changed.

Reports can now be issued by companies authorized by the Capital Markets Board of Türkiye. The buyer provides the property details and chooses an authorized company or opts for automatic assignment of an appraiser. Following the assessment, a document confirming the value of the investment for citizenship purposes is issued.

The minimum real estate investment required for citizenship remains unchanged at $400,000. The property must still meet the program’s requirements, and a three-year restriction on its sale is registered in the land registry.
