Country authorities have initiated a large-scale investigation into real estate acquired by foreigners through local proxy owners. Potentially, 2,360 properties valued at $417 million could be put up for sale. Their total area is around 875 hectares. Under local laws, foreigners cannot own land; however, a workaround exists through local companies where Thai citizens hold a controlling stake.

On October 19, Prime Minister Anutin Charnvirakul announced the launch of an operation targeting these schemes. Authorities have already identified 1,397 legal entities with suspicious transactions. The investigation is expected to be completed by December 2026. If an illegal deal is confirmed, the owners will be required to sell the land.

Checks will also extend to new purchases: buyers of land valued at $60,000 or more, or properties valued at $150,000 or more, will face stricter scrutiny.
