Storholmen is located just south of Kvamsøya in Møre og Romsdal, which is the first island north of Stadt in Western Norway. The small island is 1.5 km long and 1 km wide, and has 3 peaks. Sørekletten is the highest point with its 67 meters above sea level. Then you have Midkletten at 60 meters above sea level, and Nørekletten at 65 meters above sea level. Here you have a 360 degree view from the peaks, and can see both Stadt and Vestkapp.
On the east side of the small island is the old trading centre. A new harbour and pier have been built here. Here is an old fish trading centre with a quay, double boathouse and a brick house that used to have a stately shop and a bakery with a stone oven. In addition to this, there is a residential house and a cottage that is rented out to tourists.
The building/boathouse appears to be normally maintained externally.
The building, which is 20 years old, is generally of a good standard, based on the year of construction, nothing has been done inside since the year of construction and the surfaces appear to be appealing with a normal standard according to today's requirements for holiday homes with regard to appearance and aesthetics.
The current owner has, after 2020, insulated the attic, installed new courses for the laundry room and induction hob and installed an app-controlled air to air heat pump. See constructions. The cabin was built in 2005
The building is generally constructed in good and well-known constructions with
the construction method that was common at the time of construction.
Deviations that have been detected are mainly due to normal age and
wear and tear. However, the building is a few years old, and some costs are expected to upgrade and maintain the building.
Of the major things that must be expected are, replacing the most weather-exposed doors and replacing the tiled floor in the TV room and towards the kitchen. It is also important to note spot leaks on the gutters and two missing slate tiles on the roof. Among the failures mentioned are rot damage to the gable rafters/rafters to the east by the covered balcony and damage to the tiled floor. Here, further investigations must be carried out with holes in the outer wall. Cf. structures, bathroom 1st floor. Further investigations are recommended on parts of the structure (cf. descriptions). The valuation is based on the undersigned appraiser's inspection, submitted documentation, given in connection with the inspection. The areas indicated are calculated from our own measurements.
