Villa with pool, large plot, Zemunik Donji, Zadar Only 15 minutes away from Zadar, in a quiet environment, in the hamlet of Zemunika Donjeg, there is a newly built villa with a swimming pool, with a total living area of ​​176 m2. The villa is located on a plot of 1,600 m2, surrounded by other holiday villas and plots of similar size, which ensure privacy and peace. It consists of the ground floor and the first floor, and a large garden with a swimming pool. The plot is surrounded by untouched nature and a beautiful view of Velebit. Proximity to the highway, the airport, and the port of Gaženica enable excellent traffic connections. The ground floor consists of a living room, dining room and kitchen together with an internal staircase, creating a large open space with lots of light. A large sliding wall provides light and leads to the covered part of the terrace, with an area of ​​45 m2. In the living room there is also a built-in slim pellet fireplace, which during the winter months will not only provide warmth, but also a nice atmosphere. During the decoration, lighter tones were chosen, accompanied by white and light oak window frames, solid oak stairs, and first-class porcelain tiles. Next to the internal stairs leading to the first floor, there is a large glass wall with a view of Velebit. Under the stairs is a space with a toilet and sink, and a boiler room; a space for a washing machine and a freezer, in which there is also a water boiler designed to work with solar panels, for which preparation has been made throughout the house. On the ground floor there is also one bedroom with its own bathroom and access to a large terrace with a view of the pool and garden of 700 m2. The sleeping area is located on the first floor and extends through the gallery with a view of the garden and Velebit. There is an exit to the balcony from the gallery. All bedrooms (13 m2) have a built-in wardrobe and a separate air conditioning unit. On the first floor there are two bedrooms with attached bathrooms with a walk-in shower, a wall-mounted toilet, a built-in cistern, and a sink with a wooden element. All bathrooms have underfloor heating and a radiator. The entire floor of the house has a sloping ceiling, the lowest ceiling height is 250 cm. One bedroom has access to a balcony with a view of the pool, garden and surrounding land. The villa was built to a very high standard. Thermal insulation (10 cm styrofoam) and facade paint with high UV resistance are installed on the facade, while the roof has Mediterranean tiles, designed for the weather conditions in that climate. The house has all the necessary infrastructure: electricity, water and a collection pit, as well as preparation for sewage. All wooden carpentry in the house; room doors, wardrobes, elements, are handmade by carpenters, and made to measure. In the bedrooms, the floor coverings are a combination of first-class parquet and laminate, while all the tiles are porcelain, and in the outer part, stone. In the garden, in addition to the 40 m2 swimming pool, there is also a covered summer kitchen (24 m2) of wooden construction with tiles and stone pillars, in which there is a brick grill, and a work surface with a sink. The area around the pool of 60 m2 is paved with stone tiles and next to it there is an outdoor shower and a fully equipped engine room. Massagers and lighting are installed in the pool, as well as preparation for heating. In front of the house there is a parking lot for two vehicles with a 37m2 wooden roof. External stone walls with a height of 1.2 were built around the house, which extend to the eastern and northern sides of the plot. Next to the terrace, a space 7 m long and 30 cm wide was created for planting Mediterranean plants, while 12 40-year-old olive trees were planted on the plot.
