Two-bedroom apartment in Greece with the right to grant a residence permit
In accordance with the new regulations, we are introducing a new Polyphony project, which provides investors with the opportunity to obtain a residence permit after purchasing one property worth at least 250 000 euros, since the status of the object has been changed from commercial to residential.
In this project, there is a management company that will be engaged in the delivery of apartments for short and medium-term rent and solve all current issues of tenants, providing apartment owners with a guaranteed profitability.
Under the new residence permit legislation, real estate acquired to apply for a residence permit is prohibited from being rented out for short-term rentals or subleased.
Short-term leases are defined as the lease or sublease of real estate, whether or not it is on a digital platform, and whether the contract is concluded through a digital platform, for a specified period that is shorter than sixty (60) days, and if no other services are provided other than accommodation and the provision of bedding.
This refers to the status of Airbnb, where the property receives a registration number. Legislation 4446/2016, Article 11.
Polyphony belongs to the category (EECΔΔ) - "serviced apartments", it is organized tourist accommodation. The lease of all general and main areas of the building by the management company, as well as their sublease, does not affect the status of obtaining a residence permit under the new legislation.
