Description
The site is located on an area marked B, intended for mixed-use development. This allows the site to be used for various purposes: the construction of single-family and multi-apartment residential buildings, the development of services, including utilities, as well as the construction of industrial buildings and warehouses. The biologically active surface area of the site must be at least 40% for individual residential buildings, at least 30% for apartment buildings and at least 10% for industrial and service facilities.
The minimum area for the allocation of new sites for single-family residential development is 1000 m² for detached buildings, 300 m² for row houses and 500 m² for semi-detached buildings. The construction of multi-apartment residential buildings with a height of up to 4 floors is allowed, provided that the maximum height does not exceed 15 m. For service and industrial buildings, a height of up to 25 m is allowed.
