How much does an apartment cost in different cities of Kazakhstan?
Apartments in Kazakhstan continue to rise in price. Price growth is observed both for apartments on the secondary market and for new buildings.
Primary apartment market
Over the past 5 years, prices for new apartments in sales and purchase transactions in Kazakhstan have increased 1.86 times. If in 2020 the average price per square meter in sales and purchase transactions was 307,600 tenge (KZT), then by the end of 2025 it reached 571,220 tenge (KZT). These data are provided by the Bureau of National Statistics of the Republic of Kazakhstan (stat.gov.kz).
In US dollars, the average price of new apartments in 2025 stood at 1095.15 USD/sq.m, which is 1.47 times higher than in 2020, when it was 744.88 USD/sq.m. Note that the average US dollar exchange rate, according to official data from the National Bank of the Republic of Kazakhstan, was 521.59 tenge per one dollar in 2025, compared to 412.95 tenge in 2020. Over the five years, the dollar exchange rate against the tenge increased by 26%.
In January 2026, the average price per square meter in sales and purchase transactions for new apartments was 604,823 tenge (KZT), which is 21% higher than in January of the previous year. Compared to December 2025, the average price increased by 5.9%
In dollar terms, the average price in January 2026 was 1191.44 USD/sq.m, which is 6.7% higher than in December 2025 and 25% higher than a year earlier.

Secondary market
Over the past 5 years, the average price of apartments on the secondary market in sales and purchase transactions has increased 2.6 times in national currency and 2.1 times in dollar terms. The average price per square meter in 2025 was 594,701 tenge (or 1140.17 USD/sq.m), compared to 228,218 KZT/sq.m (or 552.65 USD/sq.m) in 2020.
In January 2026, the average price on the secondary apartment market reached 624,561 KZT/sq.m. Compared to the previous month, the price per square meter increased by 5%, while over the year the price rose by 18.6%.
In US dollars, the average price per square meter for the first month of 2026 was 1230.32 USD/sq.m – this is 5.8% higher than in December 2025 and 22.5% higher than in January 2025.

Number of sales and purchase transactions
In January 2026, a total of 27,745 residential real estate sales and purchase transactions were registered in Kazakhstan. This represents a 47.8% decrease compared to December 2025, when 53,128 transactions were recorded. The substantial reduction in registered transactions in January can be attributed to seasonal factors: the number of deals is traditionally much lower in January than in December. For instance, in January 2025, 30,917 transactions were registered versus 50,046 in December 2024 (a drop of 38.2%). Similarly, in January 2022, the number fell by 64.9% compared to December 2021, with 33,365 transactions recorded against 94,988 the previous month.

In January 2026, 78% of all residential real estate sales and purchase transactions involved apartments in multi-apartment buildings (21,724 transactions), while the remaining 22% consisted of transactions with individual houses. The data is provided by the Bureau of National Statistics of the Republic of Kazakhstan. The share of individual houses in the overall structure of housing transactions varies between 20% and 25%, depending on the period.
Among apartments, buyers most often prefer 1-room and 2-room apartments. In January 2026, their shares amounted to 38% (8247 transactions) and 37% (8058 transactions), respectively, of the total number of apartment transactions. Another 20% (4372 transactions) accounted for transactions with 3-room apartments, while the remaining 5% consisted of transactions involving apartments with 4 or more rooms.
The largest number of residential real estate sales and purchase transactions in January was registered in Astana and Almaty – 5375 and 5191 transactions respectively. Traditionally, these two cities compete with each other for leadership in the number of transactions among the cities of Kazakhstan. It should be noted that the structure of housing transactions in these cities differs.
In Astana, 98% of transactions involved apartments. Among apartment transactions, 1-room and 2-room units predominated, with each accounting for 38% of the share.
In turn, in Almaty, the share of apartment transactions amounted to 92%, while the remaining 8% consisted of transactions with individual houses. As for the structure of apartment transactions, 1-room apartments predominated – accounting for 51% of all apartment transactions, while the share of 2-room apartments was 30%.
What to expect in 2026?
Housing prices in Kazakhstan will continue to rise in 2026, primarily driven by the new-build market. The main factor will be the reinstatement of VAT on construction starting from January 2026, which developers had previously not been required to pay. Among cities, the strongest price growth is expected in Astana and Almaty, as these are the cities with the highest demand in the housing market.
