DESCRIPTION OF HOUSES
The villa consists of 2 houses ( 137m2 and 132m2 + 100m2 lower terrace ), with two separate entrances and completely autonomous from each other. However, the villa looks like one, designed in one concept, although it has clear visual boundaries of each of the objects. All that connects future owners of 2 houses – is the lower lounge terrace.

TECHNICAL SUPPLEMENT
ZIMA - Despite the fact that Montenegro – is a warm country, in winter it can be rainy. And a close proximity to the sea makes the air wet. We took this point into account when designing and installed in both houses, on all floors, in each room, including showers, a floor heating system. The floors are heated by the closed-loop tube system installed in them, through which warm water flows, specially heated in an electric boiler. The system is very efficient and easy to operate. Each room has a heat regulator. You yourself can control the temperature of the floor.
LETO - The cooling system is part of the overall room climate system and includes modern multi-split systems with an inverter, working both for cold air and for hot air. A huge plus of the installed system is that there is only one external block for each house, located in a special technical unit and hidden from prying eyes.
COLD AND HOT WATER
Each house is connected to the central water supply and has its own counter. But only cold water! Montenegro does not have central hot water supply, so we made sure that there is always hot water in the house. An electric boiler for 200 liters is connected to each house, which heats and retains the heat of unused water. Now hot water is in all bathrooms, as well as in the kitchen.
ELECTRICITY
Power supply is one of the most responsible parts of the project. We tried not to miss anything and installed a large number of sockets, switches, bulbs and other electrical appliances in the houses. Fully illuminated the plot, terrace, street, house. 160 chandeliers and lamps were installed, more than a kilometer of cable, dozens of sockets, switches, semi-automates.
Each house has its own electric counter, and there is also a shared counter. It is connected to the lighting of the territory, street and houses. The backlight turns on automatically. You just have to choose which areas to turn on.
VENTILATION
Ventilation – is one of the most important moments for a comfortable and healthy stay. And our houses are well ventilated, thanks to the large number of windows. It is worth mentioning that in all bathrooms, as well as in the laundry room, direct ventilation is installed. In addition, all rooms, including the wardrobe and corridor, are connected to the natural ventilation system.
COMFORT
We tried to do everything for your comfortable stay. Despite the fact that the houses are built in a quiet place, they are additionally well isolated. High-quality plastic windows do an excellent job with all the sounds, and also keep heat in the house. All windows have mosquito nets.
We have installed one of the best climate systems for private homes to date. Now you can heat every square centimeter of your floor with one touch of your hand. In addition, you can heat or cool the air using a split system.
And of course, we installed a fireplace in every house. Because nothing beats living fire, crackling firewood and the smell of tar.
In order for you to be able to watch TV, we have installed two satellite dishes that are already tuned, and you can connect to them in any room. Also, an Internet was posted in each room.
SAFETY
Windows in the house have protective blinds made of aluminum. When leaving for a long time, just close them and secure your home.
A color video intercom was held in each house. You can see your guest before the main gate to the site.
Well, the main thing! On the perimeter of the house there are 5 infrared surveillance cameras. All of them are connected to special equipment located in each of the houses. Information is recorded on the hard drive, and you can watch on-line, even if you are in another city.
MATERIALS
For the construction of the house we used the most advanced and high-quality materials. Starting with high-quality reinforcement and first-class cement, ending with finishing materials from leading manufacturers from Austria, Germany, Spain, France, Italy.
The decoration of the house uses a lot of natural materials. For example, the walls of the house are decorated with a beautiful brown stone, each of which is manually sharpened at a factory in Spain. And all the fence of the territory and retaining walls on the terraces was performed by 4 teams of masons, pulling a stone from huge blocks right on the spot. The home base is decorated with an Albanian stone. But the stairs in the houses – are Iranian travertine. We brought it in plates of 200kg each. And then processed in a stone-cutting shop in Podgorica.
The railing in the house is made of oak, and large river sand served us as the basis for the fill floor. He was loaded directly from the river into the back of a truck and taken to Prchan.
It took us 150m3 to break the lawns. We brought her from Niksic on six huge dump trucks. But due to the restriction on the passage of heavy vehicles from Kotor to Prchani, we had to overload everything on 70 small trucks.
About 800 sq.m of high-quality Spanish ceramic tiles were used to decorate the house, sidewalks, and parking. Since the house has a floor heating system, the floor is also finished with ceramics, but with an imitation of oak.
Huge German plastic windows also mimic the tree, and high-quality double-glazed windows retain comfort in your house.
