Technical characteristics

The estate is served by an independent system for collecting spring water and discharges waste water into ecological septic tanks. The water that supplies the two houses is obtained by extracting water from the rock from a source located 40 m above the houses; the water supply system is isolated and buried and provides free fresh water of high quality throughout the year (the water is tested by the National Institute of Hygiene in Belgrade). The technical water for watering comes from the basin for collecting the stream.



Electricity comes from the national grid. Komoleks also has its own power generator system, which is automatically switched on in the event of a network failure.



Both houses have central heating, one with pellets (villa), the other with wood (log cabin). Hot water is obtained through the automated and optimized distribution of three heating sources: solar panels, electricity and the central heating system.



The property with two houses is sold in the condition seen, with all furniture and equipment. There is no possibility of separate purchase of objects.



The property is located at an altitude of 1,200 m above sea level, in Opasanica, a small village in Komovi. Ideally located 50 km from the capital Podgorica, from which it is administratively dependent, and 25 km from Kolasin and the ski centers that surround it. The new section of the highway connecting Podgorica and Matesevo is 10 km from the buildings.
