In the hills of Chianti, in the province of Florence, we find this small organic farm of 5.5 hectares with a vineyard Chianti Classico DOCG / Toscana IGT (1.85 hectares) and a small hotel business. The company is well underway, with the vineyard producing around 10,000 bottles of wine a year and B&B offering guests up to 8 rooms. A small olive grove (180 plants) produces about 500 liters of excellent olive oil extra-first cold pressed DOP. All services are available in the nearby town (1 km; 5 ft), and the various cities of Tuscany can be quickly reached (Florence, Colle di Val d'''). The main house (300 sq.m., 6 bedrooms and 4 bathrooms) consists of two floors and is currently divided into two independent apartments:

The estate covers a total area of about 5.5 hectares, and all agricultural enterprises are subject to organic management certified by ICEA (about 20 years).
The most important part is the vineyard registered in Chianti Classico DOCG (1.3 ha) and Toscana IGT (0.55 ha). The vineyard, consisting of Sangiovese (80%), Merlot (15%) and Vermentino (5%), is used to produce between 8,000 and 10,000 bottles of wine per year (Chianti Classico DOCG, Toscana Rosso IGT, Rosato IGT and Bianco IGT). ). The wine is then distributed through consolidated customers in Italy, Europe and America.
NOTE: Another 5.0 ha of Chianti Classico DOCG vineyards bordering the site are available for purchase under a separate arrangement.
Then we find a small olive grove (0.4 ha), cultivated with high intensity, with approximately 180 plants that allow about 500 liters of extra-first cold pressed olive oil to be produced annually.
The remaining area is occupied by arable land with fruit trees (2.45 hectares) and timber for logging (0.8 hectares). Part of the arable land can be turned into vineyards (about 1.0 hectares).
The company has already started its operations: vineyards are productive, and B&B is already operating. The expansion of the vineyard will increase annual production (theoretically up to 40,000 bottles by planting an affordable hectare of land and buying neighboring 5.0 hectares).
