On the outskirts of a small town in the Tuscan Maremma in the province of Grosseto, cantine production is sold with an apartment on the ground floor and vineyards.
This winery is well known and is located in an extremely convenient and easily accessible location. The most famous cities of Tuscany are actually within reach: Montalcino (26 km; 30'), Siena (65 km; 1 h 10'), Volterra (102; 1 h 45'), San Gimignano (106 km; 1 h 40') and Florence (137 km; 2 h 10'). If, on the other hand, you love the sea, Grosseto (34 km; 40 ft) is a very short distance and close to the beautiful Follonica (83 km; 1 hour) with its magnificent sea.

Description of buildings
The property consists of one large building (682 m2) on three floors, which include a basement (ground floor and basement) and a house on the first floor.

Status and separation
The property is in excellent structural condition and in an acceptable aesthetic condition. The apartment is already habitable, but some renovations can be helpful (which are not strictly necessary anyway).
The basement has quite spartan, very simple rooms designed to provide as much space as possible for work. Concrete floors, plastered walls.
The apartment is also very simple and is represented by terracotta floors in excellent condition, wooden window frames, a brick arch that connects the kitchen to the living room and plastered walls.

The property is divided into two lots: the first includes buildings (basement and apartment) and is located on the outskirts of the city, the second - the land of vineyards and is located near the building, but outside the village.
The basement is surrounded by a significant space allowing agricultural vehicles to unload food, but if necessary, this space can be used as a playground for cars.
The land plot is located outside the city, not far from the complex, and occupies 37.5 hectares. Inland is most arable land (25 hectares), followed by dense pastures (5.5 hectares), vineyards (4.5 hectares), olive grove (0.5), logging (1.5 hectares) and uncultivated land (0.5).
REAL EQUIPMENT
The winery is currently operating and includes 4 internal breaks (75, 75, 80 and 130 g for a total capacity of 360 g), each with a reassembly pump, a timer, heating/cooling systems and temperature control. The premises are already prepared for the installation of any other fermenters.
Then - steel storage tank for 50 hl, 4 concrete tanks (40, 40, 50 and 50 hl for a total of 180 hl), two new oak barrels (20 and 20 hl for a total of 40 hl), 9 oak barriques of the first passage and evergreen fiberglass for 20 hl.
Outside there is a covered structure with an underground container for unloading grapes, a screw transporter, a destammer, two pumps and a Vaslin press.
The cantina is also equipped with a bottling system consisting of a bottling machine, a sealer and a capsule dispenser.
Wine produced: quantity and prices
Currently, the estate can produce up to 260 grams of wine per year. This amount mainly consists of vermentino (50 to 60 g per year, depending on the harvest) and sangiovese (about 200 g per year). However, a new Sangiovese vineyard has recently been planted, which is set to increase overall property production in the coming years. The amount is equivalent to about 35,000 bottles a year.

Usage and potential
The basement is in good condition and functioning, while the above apartment, which itself is residential, can be useful for some renovation work. Just the apartment can be used either as private housing for the owners, or for redevelopment to make it an office for the business or, alternatively, housing for employees.
