House 307 m² Drozdava, Belarus

For sale is a modern, thought-out to the smallest detail cottage 1.5 km from Minsk. All communications are connected to the house, high-quality repairs were made using the most high-tech materials.  The repairs were made exclusively for ourselves, all the furniture was made to order. A spacious plot of 15 acres in private ownership, on which are located: a recreation area, fruit trees, there is a place for a greenhouse.

Characteristics of the house:

- the beginning of construction in 2005. Then the basement of FBS blocks was laid over the entire area of ​​the house.

- they began to lay the walls 2 years later. So the foundation had time to settle well.

- Start of operation - 2011.

- In the basement there is a garage with automatic gates and direct entrance to the house through an iron door. In addition, in the basement there is a storage room with 2 rooms and a boiler room. The boiler room has a double-circuit gas boiler with increased efficiency, which takes heat even from the exhaust gas. The boiler heats the heating system and maintains the temperature of hot water in the accumulator. Thus, hot water comes immediately after opening the tap without delay for the boiler to operate. The boiler room also has a softening filter for water coming from the well. Here in the basement there are two living rooms. One of them was used as a sewing workshop for a hobby.

- the walls are made of gas silicate blocks with external insulation with foam plastic. Insulation with foam plastic made it possible to reduce heating costs by almost 2 times. Such data were obtained in practice, since we lived one year after moving into a house without insulation. This allowed us to collect real data for comparison.

- the entrance door is made of solid oak.

- Windows in wooden frames with double-glazed windows. There are two windows-doors with the "Patio" system, opening with a shift.

- plasterboard ceilings with a wide variety of shapes and decorative elements. The ceilings are made by very good craftsmen.

- the floors of the first floor are laid with Italian tiles and partly parquet boards. The temperature is regulated automatically and can be set in a wide range. Heating is provided by underfloor heating.

- the terrace faces south and is completely covered by a roof.

- the eastern side of the terrace is accessible from the kitchen.

- the western side of the terrace is accessible from the living room and was planned as a winter garden for glazing.

- you can also go out to the terrace from the fireplace room.

- the fireplace is equipped with a cast-iron core from a Norwegian company.

- Water supply is provided by a well about 40-50 meters deep. A Grundfos pump is installed in the well. The incoming water is softened in a filter in the boiler room. An additional filter for drinking water is installed in the kitchen.

- sewage is collected in a 3-chamber septic tank for treatment. Disinfected water from the septic tank is distributed in the "dispersion fields". In addition, to increase the efficiency of the fields, there is a special well for feeding disinfected water into the surface water horizon. This allows the system to operate efficiently even in the case of large salvo water discharges, for example, when draining a bathtub. The septic tank can be cleaned of sludge once or twice a year. From the experience of living with a family of 5, it can be said that twice a year will be quite enough.

- the kitchen is equipped by the company "Artdeco". Facades - "cherry". Built-in refrigerator "Liebherr". Appliances in the kitchen: Siemens and Bosch. Additional large refrigerator.

- countertop and window sill made of Indian granite “with sparkle”.

- on the first floor there is a toilet with a shower. Plumbing - Vileroy and Boch.

- on the second floor there is a master bedroom, a bathroom and two rooms.

- a spacious bathroom covered with Italian tiles. Plumbing in the bathroom is also from Vileroy and Boch. The bath is equipped with a circulation and massage system.

- ready-made boxes for placing local supply and exhaust ventilation systems with recuperation from the German company "Meltem" are laid in the walls of many rooms.

- the central vacuum cleaner is located in the garage. Connection points to the vacuum cleaner are located throughout the house.

- in 2020, a major overhaul of the roof was carried out with the replacement of the entire "pie" including the coating. This was necessary in order to eliminate the flaws made by the first builders.

- Paving slabs around the house and outside the site were laid by good craftsmen. A massive tamped cushion was created under the tiles. The soil was excavated very deeply, in places more than one meter deep.

- rainwater from the roofs is drained through pipes and closed channels into special wells.

- there are 2 gates on the site. The gate at the entrance to the garage is automatic.

- a wicket with an electronic access system and video communication.

- more than 10 large dump trucks with fertile soil were brought in to create the lawn and garden. The garden was formed with love.

- there is a Velux window in the roof with an exit to the roof.  Thanks to the full-size staircase leading to the attic, it is possible to create a full-fledged living space under the insulated roof. The original idea was to create an office under the roof.
