The plot is located in a quiet and green part of the district, surrounded by new development of single-family houses. Excellent and quick access to the city center makes the plot attractive for the construction of a small residential complex, especially for families. In accordance with the local development plan (MPZP), the plot is marked with the U symbol and is intended for services of I and II levels of service, with the exception of educational and health facilities.
It is also allowed to build single-family houses, provided that acoustic screens are installed and the plot is landscaped. The height of the buildings must be at least 2.5 storeys and not exceed 15 m, with the exception of the plot designated as a spatial dominant. It is prohibited to place services that create inconvenience outside the plot.
For buildings intended for permanent human presence, acoustic protection and insulating greenery are required. It is necessary to provide parking spaces on the territory of the site - according to the norm, 30 spaces per 1000 m² or 2-3 spaces per one house or segment.
The objects are subject to connection to the city water supply and sewerage network after its installation along the street network, before that, temporary use of wells and sealed tanks with a volume of no more than 2 m³/day is allowed, if this volume is exceeded, a positive conclusion from the sanitary and epidemiological supervision is required.
