Apartment Tabanan, Indonesia

A 1.5-hectare residential enclave inside a coastal Tabanan creative-wellness community with desert-modernism architecture drawing on Moroccan and dune-inspired aesthetics. The project delivers 103 units total: 20 studios in a central building plus 83 villas across one-, two-, three-, and four-bedroom configurations, all set against 5 hectares of landscaped grounds 700 metres from the ocean. Villas come with 6-metre-high ceilings, private swimming pools, hidden kitchens with sliding doors, and panoramic glass doors connecting interior to outdoor space. Studios run 3.5-metre ceilings for openness. Construction uses anti-mould concrete panels and steel-frame technology from the developer's in-house factory. Surroundings are dense with restaurants, schools, and the community's broader infrastructure: 30-plus restaurants within a one-minute walk, an international school and kindergarten on the doorstep, plus direct access to Aurora Park and Aurora Media Park. On-property amenities include a main restaurant with Arabic cuisine, hamam, lobby and reception, reflection pool, and a rooftop area in development. All units arrive fully furnished. Tenure is 35-year leasehold with 20-year extension. Pricing runs from $109,700 for studios up to $469,200 for four-bedroom villas, with a $1,500 booking deposit, 30% down, and quarterly instalments over 24 months. Completion is Q4 2028. ROI projection is 10.5-17.8% with a 5-9 year payback.
