The Priseltsi sports complex is located in the picturesque place "Krushkite". The site meets all the necessary requirements of Bulgarian legislation related to «Natura 2000», which determines the additional environmental development of the region in the future. The facility is located 14 km from the city of Varna, which can be reached in two ways: through the «Asparuhovo-Borovets» area or along the «Black Sea» highway. It is bordered by a large wooded area and a paved road from the north and an undeveloped private plot intended for low-rise residential construction from the southeast, northeast and southwest. In the north-south the site is 5 km away. from the beach – «Pasha Dere», which offers beautiful views of the Black Sea. The complex is accessible from the north. Nearby is a public transport bus stop serving the Varna line (center) – area «Krushkite». Along the southern border of the facility there is a plot with an existing investment project for the construction of 57 two-story houses with an area of 80 to 120 sq.m. The houses are for sale and are suitable for both permanent residence and rental.  All documentation and architectural plans are ready.

The facility has two outdoor tennis courts – of 5 in total, a sports and office building, parking spaces, green areas, infrastructure, checkpoint, transformer.

The complex is to be implemented in two phases: the indoor sports complex is planned as the first phase, and the outdoor tennis courts and landscaping works are planned for subsequent implementation.

Object according to current design documentation – covered sports complex. Its program includes:
• Sports center: three squash rooms, locker rooms with saunas for visitors, a locker room for instructors, a massage room and a fitness room;

The complex building is located in the southeast wide part of the facility. Client login – from the northwest side, at +3.00 /=182.00/. The building fits into the natural landscape, located on a hillside. From the northwest, the building consists of one floor. The basement level on the northeast side is partially open and illuminated. The south-eastern part is oriented towards a vast green area, the south-western – has three tennis courts.

The compositional center of the building is a multifunctional foyer on the ground floor, turning into an atrium space, uniting two levels.  3 squash rooms, a cafe on the ground floor, and two of the outdoor tennis courts are oriented towards the multifunctional atrium space. Thus, grouped sports facilities and public catering facilities make it possible to place a sufficient number of places in the atrium for observing competitions, award ceremonies, as well as organize buffets, presentations of companies, and more.  Seating places. Two staircases lead to the atrium room.

The atrium foyer, like other public spaces, opens to outdoor sports and sports areas.
 
Functional groups at level +3.00
Public entrance to the sports complex from the northwest side, at level+3.00 /=182.00/. At the entrance to the sports complex, the client ends up in a foyer with an area of 188.72 square meters. m. Two groups of premises have been formed on the sides of the foyer.
• Directly at the entrance is a reception of /6.82 sqm/,
• It is followed by accounting/15.58 sqm./;
• Behind them are men's and women's locker rooms, each designed for 24/20 sqm/, each with four showers /8.42 sqm/, toilets /2.78 sqm/and dressing rooms /8.51 sqm./. • Fitness room /32.46 sqm/ „is hospitably“open, visually expanding the building's size.
 
To the right of the entrance there is a staircase designed that connects the foyer with the atrium, and on the wall of the squash room you can see a stand for sports equipment.

In the south-eastern part of the first floor there is a cafe-bar with an area of 73.83 sq. m. m. with the appropriate necessary service premises for it: bar-buffet /17.84 sq.m./, platform elevator to the kitchen, toilet for the bartender and two toilets /1.78 sq.m./with dressing room /3.45 sq.m./for visitors to the complex. The three sides of the cafe-bar are spacious display cases overlooking the foyer, the third side and terrace are oriented to the southeast, overlooking the garden/19.83 sq.m./.

Between the cafe-foyer, the following were designed: a conference hall with an area of 32.31 square meters. m. and two administrative premises with an area of 19.87 sq.m. respectively. and 19.84 sq. m. One of the offices is adjacent to an independent sanitary unit (3.33 sq.m./, and from the southeast to two offices there is a terrace (12.85 sq.m.)./. An elegant staircase in the front foyer leads to the roof of the building, where solar panels and an observation deck are installed

• Household unit with service spaces such as
1.    Installation room /30.68 sq.m./;
2. diesel unit room /6.56 sq.m./with separate entrance;
3. laundry /9.27 sq.m./;
4. warehouse for glue and roller /32.77 sq.m./, which also has a separate entrance.

Service and utility rooms are oriented northeast, with an internal alley descending from the eastern part of the facility, smoothly connecting the level+3.00 with the level ±0.00.
