Sports complex "Priseltsi" is located in a picturesque place "Krushkite". The site meets all the necessary requirements of Bulgarian legislation related to «Natura 2000», which causes additional environmental development of the region in the future. The object is located 14 km.from the city of Varna, which can be reached in two ways: through the area «Asparukhovo-Borovets» or along the highway «Black Sea». It borders a large forest area and an asphalted road from the north and an unbuilt private plot designed for low-rise residential construction from the south-east, north-east and south-west. In the north-south the plot is located 5 km. from the beach – «Pasha Dere», which offers a beautiful view of the Black Sea. The complex is accessible from the north. Nearby there is a bus stop of public transport, serving line Varna (center) – area «Krushkite». Along the southern border of the facility there is a plot with an existing investment project for the construction of 57 two-storey houses with an area of 80 to 120 sq.m. The houses are for sale and are suitable for both permanent residence and rental. All documentation and architectural plans are ready.

The object has two open tennis courts – all of them 5, sports and office building, parking spaces, green area, infrastructure, checkpoint, transformer.

The complex should be implemented in two stages: the indoor sports complex is planned as the first stage, and open tennis courts and landscaping works are planned for subsequent implementation.

The building of the complex is located in the south-eastern wide part of the object. Entrance for customers – from the north-west side, at the level of +3,00 /=182,00/. The building fits into the natural landscape, located on a hillside. From the northwest, the building consists of one floor. The basement floor from the northeast side is partially open and illuminated. The southeastern part is oriented towards a vast green area, southwest – on three tennis courts.

The compositional center of the building is a multifunctional foyer on the ground floor, moving into an atrium space, uniting two levels. The multifunctional atrium space is oriented by 3 squash halls, a cafe on the ground floor, two of the open tennis courts. Thus, grouped sports facilities and catering facilities allow to place in the atrium a sufficient number of places to observe competitions, solemn awards ceremonies, as well as to organize buffets, presentations of firms and other. Seating places. Two stairwells lead to the atrium.

The foyer of the atrium, like the rest of the public premises, opens to open sports and sports areas.
 
Functional groups at +3,00
Public entrance to the sports complex from the north-west side , at the level of+3,00 /=182,00/. At the entrance to the sports complex, the client enters the foyer with an area of 188.72 square meters. Two groups of premises have been formed on the sides of the foyer.
• Directly at the entrance is a reception of /6.82 sq. m/,
• It is followed by accounting/15.58 sq.m./;
• Behind them are men's and women's locker rooms, each designed for 24/20 sq.m./, each with four showers /8.42 sq.m./, toilets /2.78 sq.m./and pre-banners /8.51 sq.m./. The toilets and pre-banners are designed in such a way that they can be conveniently used by people with physical disabilities.
• There are two saunas to the locker room group. Each has a pre-banner/13.62sqm/with space for a bench and sink, as well as two showers.The 5.45sqm sauna itself.
• A 16.35 sqm massage room with its own shower, sink and couch.
• Fitness room /32.46 sq.m./ „hospitable“is open, which visually expands the volume of the building.
 
To the right of the entrance is designed a staircase that connects the foyer with the atrium, and on the wall of the squash hall, you can see a stand for sports equipment.

In the south-eastern part of the first floor there is a cafe-bar with an area of 73.83 square meters with the appropriate necessary service rooms for it: bar-buffet /17.84 sq.m./, platform elevator to the kitchen, platform elevator to the kitchen, toilet for bartender and two toilets /on 1.78 sq.m./with a pre-banner /3.45 sq.m./for visitors of the complex. The three sides of the cafe-bar are spacious cabinets, which overlook the foyer, the third side and the terrace are oriented to the south-east, overlooking the garden/19.83 sq.m./.

Between the cafe-foyer are designed: a conference hall with an area of 32.31 square meters and two administrative rooms with an area of 19.87 square meters and 19.84 square meters, respectively. One of the offices is adjacent to an independent sanitary unit /3.33 sq.m./, and from the south-east to two offices - terrace /12.85 sq.m./. An elegant staircase in the front foyer leads to the roof of the building, where solar panels and observation deck are installed

• At ±0.00, there are three squash rooms facing the atrium/198.07 sq.m./Each hall is 23 sq.m. high and meets the requirements for the competition.

• A business unit with service rooms such as
1. Installation room /30.68 sq.m./;
2. Diesel unit room /6.56 sq.m./with separate entrance;
3. laundry /9.27 sq.m./;
4. warehouse for glue and roller /32.77 sq.m./, which also has a separate entrance.

The service and household premises are oriented to the north-east, from the eastern part of the object the inner alley descends, linking the smooth level of+3,00 with the level of ±0,00.
