We are selling a 2075 m2 warehouse located between the Daugava River and the bay in the Daugavgriva district of Riga. The ceiling height is 7.3 meters. The warehouse is currently leased to the port. It is being sold as real estate. A lease agreement will be concluded with the new owner for a minimum period of 5 years. Together with the warehouse, electronic truck scales with a lifting capacity of 60 tons are sold, which are also leased by the port (new scales of this type cost about 80-100 thousand euros). The scales are in perfect condition (annual maintenance is 500 lats.)
The current lease agreement is concluded from 2012 to 2017 and provides for a gradual increase in the rent. According to the current lease agreement, the average flow from rent (warehouse and scales) for the period from now until 04.2017 is about 56,000 euros per year (+ VAT). In turn - since 2015, about 60,000 euros per year.
Property tax is up to 2,000 lats per year (about 2,800 euros.)
