The complex will be built on the existing Pomorie Aqua Park (formerly Sunset Water Park), about 500 meters from the beach. The water park is part of the hotel and will be accessible free of charge for owners and hotel guests.
The building has 16 floors and includes 285 apartments of various sizes. All apartments are uniformly modernly furnished, all feature a balcony overlooking the complex (lower floors), and almost all from the 5th floor upwards also have sea views.

With a 25% down payment and an additional 10% upon receipt of Act 16 (expected November 2027), you can defer the remaining balance of 65% until November 30, 2033.
Depending on the apartment size, annual interest payments ranging from EUR2,000 to EUR3,000 will be due during this period until 2033 after issuance of Act 16!
However, these interest costs can be easily offset if you enter into an exclusive rental agreement with the hotel operator. The apartment will be rented out through a rental pool program; even if not actively rented out, but available to guests, you’ll participate in the total rental income generated by the hotel operator. This agreement will only take effect from 2028 onward.
In this rental agreement, you lease your apartment to the hotel operator as a rental property. You are guaranteed contractually that you can use it yourself for two weeks during peak season, one week in off-season, and one week outside the season. This eliminates all interest payments for you; you will also not pay maintenance fees of EUR1,500-EUR3,000 (which depend on resident count or number of beds in your apartment—EUR500 per person in the complex). Additionally, depending on overall hotel occupancy, you may receive profit share payments annually.
It is guaranteed that you will pay no interest or maintenance fees; however, further minimum returns cannot be assured.
We have prepared a rental pool income forecast for the hotel that promises an additional return of 3-7%, even under poor forecast scenarios. These return payments are distributed annually and can significantly reduce your remaining balance by 2033. You benefit financially from owning the property even before it is fully paid off.
For clients who prefer to pay outright and are able to do so, there are no annual interest costs. The maintenance fee per person staying in your apartment is EUR500.
Please note that this fee includes access to:
- The daily use of the water park,
- Use of the hotel's private beach and shuttle service,
- Year-round access to indoor swimming pools,
- Other facilities such as sauna, fitness centers, etc.
In general, purchasing is also possible without entering into a management contract with the hotel operator; you can use it solely for personal purposes or arrange independent rentals.
Payment of maintenance fees guarantees unrestricted access to all hotel facilities.
