U1 Neulaa
This residential construction project is currently in the approval phase and has an expected usable area (including loggias) of around 2,376 m2 and about 782 m2 of open space. The property is sold with upright building permit.
The planning includes a basement with underground parking (20 parking spaces), a ground floor with two business premises and apartments, an upper floor and two attic floors. A total of 44 residential units with sizes between about 30 and 69 m2 are to be built. Almost all apartments have attractive open spaces such as loggias, balconies, terraces or private gardens.
The architectural concept is based on current trends in modern residential construction and attaches particular importance to optimized floor plans, which are excellently suitable for both retail sale to owner-occupiers and rental.
The property covers around 1,906 m2 and has an old stock.
Location and infrastructure
The property is located on the southern edge of the 10. District favorites, between Oberlaa and Rothneusiedl. In a few minutes' walk, future residents can reach extensive green areas of the Vienna area as well as the popular Liesingbach cycle path (about 10 km), which leads from the Wienerwald to Schwechat.
Through the U1 metro line, the project is excellently connected to the public transport network. The station “Neulaa” is only about 600 m away. In addition, bus lines 16A, 17A, 67A and 67B are located in the immediate vicinity.
In the immediate vicinity, numerous facilities for everyday needs are available: supermarkets (Billa, Hofer), restaurants, kindergartens, schools (folk school, middle school), pharmacies and doctors. The location also benefits from the proximity to the FH Campus Vienna and the Inzersdorf industrial park with around 3,000 companies based.
The offer is complemented by a wide range of leisure and recreational opportunities, including the Therme Wien Oberlaa and the adjacent Kurpark Oberlaa.
