Building land, 300 m to the sea, 833 m2, Suđurađ, Šipan Island
Just 300 meters from the sea, in a mixed M1 settlement zone, you’ll find a building plot with a total area of 833 square meters.
It’s nearly rectangular in shape, with dimensions of approximately 34 m x 22 m. Located in the charming village of Suđurađ on Šipan Island, near Dubrovnik. Infrastructure, including electricity and water, is available near the parcel. Access to the property is secured from both sides.
The village has a ferry port connecting the island to the mainland via the Dubrovnik – Lopud – Suđurađ route and a boat line connecting Dubrovnik – Koločep – Lopud – Suđurađ – Šipanska Luka. The island is also connected by a fast line to the island of Mljet. Ferries with vehicles can dock in the port.
In this small area, you’ll discover 42 old summer residences and 34 churches, evidence of this peaceful and beautiful oasis being favored as a retreat for Dubrovnik’s elite. Although many are in disrepair, the Vice Stjepović – Skočibuha family has restored the castle.
If you explore a bit into the island’s interior, you’ll find vast fertile fields and what is colloquially referred to as a “million” olive trees. Šipan is even in the Guinness Book of Records for having the highest number of olive trees per square meter, thanks to tradition and the presence of natural springs.
The two largest villages on the island, Suđurađ and Šipanska Luka, are connected by a 5.2 km long national road D122. A small bus operates on this route, mainly serving the transportation needs of school children.
