Construction land, 4,690 m2, Drage, Pakoštane The land is located in the village of Drage and is situated between the sea, Dugovača bay (700 m), and Lake Vrana, in the Kruna area (900 m). It has a regular shape and is without inclination. Complete infrastructure, including city water, sewerage, optical cable, is available at the boundaries of the plot, or on the public roads surrounding it. It is within the built-up area of the construction zone in the Drage settlement, and due to its regular shape and size, it offers multiple construction possibilities. The plan allows for the construction of residential buildings and residential-commercial buildings, types A, B, and C. According to the plan, the minimum plot area for an independent residential building type A is 300 m2, with a maximum buildability coefficient of 0.3 and a maximum utilization coefficient of 0.9, with a maximum gross building area of 300 m2 for all above-ground floors. The maximum permitted structure is a ground floor plus one additional floor and an attic or a basement, with a building height of up to 7.5 m. The minimum area for an independent residential building type B is 500 m2, with a maximum buildability coefficient of 0.3 and a maximum utilization coefficient of 0.9, with up to four housing units. According to the plan, the minimum plot area for an independent residential building type C is 600 m2, with a maximum buildability coefficient of 0.25 and a maximum utilization coefficient of 0.8, with up to six housing units. The maximum allowed height is 10 m with a maximum floor level of ground floor plus two additional floors and an attic or basement plus one additional floor and an attic. There is an option for parceling, i.e., purchasing smaller portions of land, with prior agreement. Drage is a picturesque and peaceful Dalmatian village located in the central part of the Croatian Adriatic coast. Drage is part of the Pakoštane municipality, approximately 10 km away from Biograd na Moru, positioned precisely between two major Dalmatian centers, Zadar and Šibenik, both about 35 km away. The location is unique and particularly attractive due to its positioning between the sea and Lake Vrana, which is also a nature park. Drage got its name from numerous bays, or “drage,” both on the sea and lake shores. The Dugovača bay is especially beautiful, with a well-maintained local harbor on one side and a modern marina on the other. The Porat bay has a communal beach, and noteworthy are also the bays Žakanj, Dolaška draga, and Lučica, as well as the bays Mala and Vela Poškaljna connecting Drage with Pakoštane, the municipal center, and serving as popular natural beaches. In front of Drage, there are numerous smaller islands, including Žainac Veli and Žainac Mali opposite Dugovača bay, and just two nautical miles from Drage is the island of Vrgada with its archipelago. The part of Dalmatia to which Drage belong is considered the most beautiful due to its many smaller islands. Drage has just under 1,000 residents, making it one of the smaller Dalmatian villages. Despite its size, Drage have complete communal infrastructure, including a rare sewage network on our coast. The water supply system works excellently. Furthermore, the entire high voltage system is underground, and substations are interconnected, ensuring no disruptions in the electrical network. Additionally, Drage are connected with optical cable, providing broadband internet access to the population.
