An exclusive villa with a private park and adjacent territory in the center of Rogashka Slatina is located in a beautiful, sunny and quiet place, in the embrace of nature, on Bellevue Hill, in close proximity to the resort park and the Rogashka Slatina Resort hotel. The construction and furnishing of the villa cost the owner € 4.2 million at the time of construction in 2010.
The villa was built in 2010 from natural materials, has a non-standard design and exclusive interior design, it is also designed for living together or relaxing with 3-4 families. The structure of the building is classic, reinforced concrete and stone. The house has a flat roof, on which there is an observation terrace with direct access from the house. The facade is made of wood, as well as the floors of the external covered and open terraces, all external wooden coverings are made of high-strength solid wood (Brazilian oak), which is primarily intended for cladding external terraces and facades. The facade cladding of the basement is marble (travertine). The floors in all living areas are covered with massive oak parquet. The basement floors are covered with stone (granite) and high-quality ceramics. The exterior staircase and the fence elements are made of marble. The windows and panoramic walls are made of wood, glazed with tempered thermal glass. The house has all the necessary connections, is heated with gas, it is possible to install an air-water heat pump. On the ground floor there are: an entrance hall, stairs, a dressing room, a gym, a relaxation room, a Turkish sauna, a Jacuzzi, a bathroom, a common room with a wine cellar and a fireplace and technical rooms (laundry, pantry, boiler room). The rooms on the ground floor are designed for everyday living and include a kitchen, dining room, living room, bathroom, stairs with access to an open covered terrace. A wide staircase leads to private rooms on the second floor, where there is a master bedroom with its own bathroom and two terraces; on the east and west sides there is a gallery and a corridor, two additional bedrooms with bathrooms and a staircase leading to a panoramic roof terrace extending over the entire surface of the flat roof. There is a garage attached to the villa, a paved driveway in front of the house and a courtyard with unobtrusive lighting and a wooden fence with plantings. Two marble staircases lead to the upper level, where there are covered and open wooden terraces. The open area is a diverse green area, arranged like a private park, with well-groomed paved paths, partially covered with pergolas and a garden pavilion. The plantings are evergreen, deciduous and flowering plants, perennials and shrubs, the entire territory is fenced, the fence is covered with an evergreen hedge. On the left is a blooming rose park, a fountain and a covered wooden pavilion with a brick grill and wooden seats.
On the western side of the park there is an additional fenced area – a clearing, on which there is a small wooden building – a gazebo for recreation, to which a paved entrance leads from the main house. The pavilion has a Finnish sauna with a shower, a kitchenette and a relaxation area, as well as a small outdoor terrace.
Exterior surfaces and premises: A park with a courtyard, a barbecue pavilion with a grill and a wooden gazebo, a garden gazebo in the park, an additional plot of land with a recreation pavilion, a recreation pavilion with a sauna and an outdoor terrace, a guest house with a sauna, shower and kitchen, a deer feeding house.
The gates of the front yard and garage open automatically with a remote control. The property is fully equipped with utilities and telecommunications, a built-in speaker system throughout the house. The house has a built-in alarm system with a security agency.
