Description

About your future apartment:

For sale 3-room apartment (2 separate bedrooms and kitchen-living room)
Area according to SNB - 65.8 sq.m (already taking into account the erected walls).
The windows of the loggia and part of the living room overlook the shopping center, the windows of the living room and bedroom overlook the metro station "Aerodromnaya" (opening at the end of the year).

The house was built in 2019, 14 floors. The house was handed over without rough finishing. The house has high-speed silent Otis elevators, a video surveillance system is installed. The apartment is on the corner, warm (windows facing south and west + additionally the window seals were changed) and very bright (all windows are panoramic, plus a loggia with floor-to-ceiling glazing).
Rooms:
- Living room physically combined with the kitchen but functionally separated (55-inch TV, 3.5 kW air conditioner, 60 cm wide dishwasher, microwave, hob, extractor hood, oven, Side-by-Side refrigerator with glass front, drinking water filter (4-level purification), sink)
- Bedroom 1 (desk, armchair, bed and bedside tables)
- Bedroom 2 (armchair, sofa bed, storage system)
- Bathroom (washing machine and dryer, 170x75 acrylic bathtub, washbasin)
- Toilet (100 l boiler, BB10 main filter for cold water, supply for installation of automatic water softening station, rimless toilet and installation)
- The loggia is divided into two parts, the second part is prepared for an office
- Two corridors with storage systems

A few general details about the renovation: the interior walls are made of expanded clay concrete (except for one end of the kitchen). The flooring is porcelain stoneware and class 33 laminate with a coniferous backing, MDF skirting board. The ceilings/slopes are painted by Tikkurila - Siro Mat was used for the ceilings and Luja 7 for the slopes. All paint is matte, but the matte is of different depths. Danke Premium Lucido Bianco window sills, white gloss. Plasterboard ceilings (except for the toilet and bathroom, where they are matte stretch) with different lighting solutions. Electrical wiring with a good reserve, zonal division of circuit breakers / differential circuit breakers, a voltage relay at the input (monitoring the current level + cutoff above the specified one).
The main aspiration in the renovation is minimalism and functionality. Calm pastel tones are used, with a predominance of lilac-gray and white shades.
All cabinets are built-in sliding wardrobes in pre-built niches. The entire kitchen is a multitude of cabinets masquerading as a wall with “hidden” fittings. Interior doors are made of solid pine (with impregnation, not enamel). Silent magnetic locks. The doorbell is a video call panel + tablet with recording capability. There is an additional video surveillance system inside the apartment. The heating batteries have been moved and replaced with the registration of a permit and documentation.

More details about the renovation by rooms:
- Living room-dining room - plasterboard ceilings, Carbon Farman wall paint, heated floors and porcelain tiles in the kitchen area, laminate in the living room. Kitchen - painted glossy MDF with hidden opening mechanisms. Kitchen splashback - monolithic glass painted in the color of the kitchen facades.
- Bedroom 1 and Bedroom 2 - plasterboard ceilings, Tikkurila Joker wall paint (hypoallergenic line), laminate. In one bedroom there is a storage system with white glossy facades like Ikea
