-2nd floor: area of ​​85.95 sq.m., consists of three bedrooms, two bathrooms, a corridor and two terraces (one of the bedrooms is a parent's and has its own bathroom).

Each of the bedrooms has an exit to its own or shared terrace. There are no adjoining rooms!

- above the second floor there is an attic room of 100 m2, which can be used as a warehouse.

Type 1 houses numbered 2 and 4 have a yard area of ​​310 sq.m.;

Type 1 house numbered 6 has a yard area of ​​320 sq.m.;

Type 1 house numbered 8 has a yard area of ​​460 sq.m.

 

Type 2 houses - there will be 3 of these houses, the built-up area of ​​each is 148.84 sq.m.

- The 2nd floor has an area of ​​71.94 sq.m., consists of three bedrooms, two bathrooms, a corridor and a terrace. One of the bedrooms is a master bedroom with its own bathroom, it does not have a terrace, and the other two bedrooms have a common terrace. No adjoining rooms!

Houses Type 2 have a yard of 310 sq.m.

 

Houses Type 3

House Type 3, only one such house, built-up area of ​​212.80 sq.m.

- the 1st floor has an area of ​​121.50 sq.m., consists of: an entrance hall, a living room with a kitchen and dining room, a bathroom, a storage room and a veranda. The living room has a corner with a fireplace. Here on this floor there is also an additional bedroom with a separate bathroom.

-2nd floor has an area of ​​91.40 sq.m., consists of three bedrooms, two bathrooms, a corridor and two terraces.  One of the bedrooms is the master bedroom with its own bathroom and private terrace, while the other two bedrooms have access to a shared terrace. There are no adjacent rooms!

-above the second floor there is an attic room with an area of ​​100 m2, which can be used as a warehouse.

In front of the entrance to the house, according to the project, there is a beautiful fountain, and in the backyard there is a large swimming pool — these options are paid additionally if the client is interested.

House Type 3 has a yard area of ​​566 sq.m.

 

Degree of completion of houses
Degree The houses will be ready on a turnkey basis. in the following form:

-All external walls will be insulated and plastered;

-In residential premises the walls will be plastered and painted;

-A boiler will be installed in the bathrooms , the walls will be plastered + paint, and porcelain tiles will be laid on the floor;

-Bathrooms and toilets will be finished with ceramics at a price of up to 20 BGN/sq.m. and fully equipped with a sink, mirror, monoblock, fan, faucets and accessories;

-Floor coverings in the house will have cement screed and laminated parquet at a price of up to 20 BGN. per square meter;

-Terraces, parking spaces and verandas will be tiled with porcelain tiles;

-Railings will be installed on terraces, on second-floor windows without terraces and on the internal staircase;
-Windows - five-chamber PVC profiles with triple glazing and German fittings;

-Internal doors will have high-quality fittings;

-External armored entrance doors with a secret lock will be installed;

-The roof will be waterproofed;

-Water drainage will be made of polypropylene pipes and water meters will be installed in the houses.

-Ventilation will be installed in the kitchens and bathrooms;

-Electrical communications in accordance with the project - lighting on the stairs and in common areas, switches/sockets and electricity meters are installed;

-Wiring for telephone communication, intercom, Internet and cable TV will be installed;

-The courtyards will be planted with lawn grass and landscaped with various flowers.

 

Additional information

All photographs of houses are indicative in nature, the developer will try to get as close to the project as possible.

Each client has the right to their own choice of interior decoration of the home, and if necessary, the amount laid down by the developer will be deducted from it.

For each house, it is possible to build a private pool and / or jacuzzi, which are paid additionally by the buyer.

The yard area for each house is from 310 sq.m. up to 566 sq.m., which makes it possible to install fountains, swings and other structures according to the taste and desire of the client.

 

Payment scheme

After selecting the appropriate house number for purchase, the payment method is carried out according to the following algorithm:

-Deposit/reservation in the amount of 2000 Euro
-Payment under a preliminary agreement - 20% of the cost of the house and deduction of the deposit amount
-When pouring the foundation - 20% of the cost of the house
-Upon receipt of Act 14 - 30% of the cost of the house
-Upon receipt of Act 15 - 20% of the cost of the house
-Upon receipt of Act 16 - 10% of the cost of the house


Construction terms
The first 5 houses have Act 14. 
The remaining houses are planned to receive Act 14 in the fall.
Act 16 is expected at the end of 2023.
