For sale winery with agrotourism in the Chianti Classico region, Tuscany. Description of buildings
The 385 sqm rural villa, which is currently used as Agri-Tourism, has been divided into three separate apartments.
Near the rural villa there are 4 more buildings for industrial use, which are divided as follows:
- Building A (73 sqm): two rooms used as a wine cellar and for storing barrels.
- Building B (95 sq.m): basement, warehouse for equipment, shop, service toilet and loggia.
- Building C (50 sq.m.): fermentation room in tanks.
- Building D (72 sq.m): office, tasting room, wine cellar, service toilet and two pantry.
Status and separation
The rural villa, built at the beginning of the eighteenth century, has been tastefully restored using quality materials and has a stone facade, ceilings with transverse wooden rigel in alternation with terracotta tiles and floors made of cotto tiles.
Territories
The property includes 12 hectares of land with vineyards and an olive grove. The winery itself is surrounded by a well-kept garden with a 13 x 5 m swimming pool and a tanning area. The winery has an organic certificate and produces about 35,000 bottles of wine per year. The average yield is 38 hectolitres per hectare, but it is possible to increase yields to 52.5 hectolitres per hectare, according to Chianti Classico DOCG rules.
