House Sayan, Indonesia

A permitted, furnished one-bedroom pool villa on open rice fields, repriced by roughly a third to sell. A bigger build than most one-bedrooms, with 21 years of lease and a 25-year extension option. This is a one-bedroom, two-bathroom pool villa finished in 2023, a few minutes from the area's best-known resorts. The living space opens straight onto a private pool and a long run of open rice fields, and it comes fully furnished with a proper European kitchen. What sets it apart is the build and the paperwork. German double-glazed windows, solid concrete floor and roof, grade-A teak and terrazzo floors mean less noise, lower cooling bills and far fewer of the leaks and damp problems common in Bali builds. The permit set (PBG and SLF) is complete, and the owner says the villa already runs on professional short-stay management. It has been repriced to sell, down by roughly a third. At USD 150,000 it works out at about USD 1,500 per m² built and USD 7,100 per lease-year. That puts a 2023 build with a full permit set at or below what comparable one-bedrooms are asking, and well under the area median across all sizes.
