§ 7. 1. For single-family residential development areas marked in the plan drawing with symbols from

2) additional purpose: in areas from 1-MNI to 80-MNI, from 104-MNI to 123-MNI - development
services in the field of services: retail, health care, education, administration services (such as
such as: office, financial, legal, insurance, tourist, information, advertising activities,
real estate market services, etc.) and small craft activities and services (such as repairs
personal and household items, hairdressers, cosmetics, shoemakers, tailors,
photographic, glass-making, artistic, laundries, etc.) – implemented together with the existing or planned one
primary purpose function.
2. The following parameters and indicators for development and land development are established:
1) maximum development area – 50% of the building plot area,
2) minimum biologically active area – 30% of the building plot area,
4) height of buildings:
a) maximum height of residential, residential and commercial buildings:
- 3 floors above ground and not more than 11 m, taking into account indent 2,
- in areas 51-MNI, from 82-MNI to 84-MNI, 122-MNI, 123-MNI - 2 above-ground floors
and not more than 9 m,
b) maximum height of auxiliary buildings, outbuildings, garages, shelters - 1 storey
above ground and not more than 6 m,
5) roof geometry:
- single-slope, gable or multi-slope roofs with roof slopes up to 45º and roofs
flat, taking into account indent 2,
- in areas 51-MNI, 82-MNI to 84-MNI, 122-MNI, 123-MNI - flat roofs.
3. For the areas referred to in section 1, impassable and mandatory building lines apply
specified in chapter 3 § 42 section 3 resolutions.
4. For the areas referred to in section 1, the following is prohibited:
1) location of liquid fuel stations,
2) location of functions in the field of vehicle service and repair, regeneration and repair of car parts,
car dealerships,
3) location of carpentry, stonemasonry and locksmith workshops,
4) location of collective garages.
5. For the areas referred to in section 1, the order applies:
1) use of roofing materials: ceramic or concrete tiles, metal tiles, sheet metal,
or other material imitating roof tiles; in the case of flat roofs, other materials may be used
materials,

2) use of roof covering colors: shades of brown, gray, black, red.
6. For the areas referred to in section 1, it is allowed:
1) location of auxiliary buildings, farm buildings, garages, sheds in an amount not exceeding 10%
area of the building plot,
