The plot is located in a quiet and green area on the banks of the Charna River. This is the latest gem in the Marches area as no apartment buildings or row houses will be built here. From the site to Spaserova Street, where all communications are located, it is only 270 meters. The road to the site is private; the necessary road easement has already been decided by the court. The spatial development plan includes zoning the area for extensive residential development. The primary use is for single-family detached dwellings, excluding townhouses and semi-detached houses. Residential retail and entertainment service facilities with a usable area of up to 200 m² are acceptable.
The state of the development requires a biologically active area of at least 75% for each investment site. The height of the building can reach up to three above-ground floors (ground floor, second floor, residential attic). The minimum size of the construction site is 1500 m².
Natural protection includes a ban on the construction of building structures and strengthening of the territory in the special ecological protection zone of the Charna River. The natural landscape, flora and fauna are strictly protected. Existing trees and forest areas of high natural value are protected. The provisions of the Voivode's Decree on the creation of the Warsaw Protected Landscape Area for the urban protection zone apply.
The technical infrastructure allows the placement of local sewage pumping stations and 15/0.4 kV transformer substations.
