Art Nouveau building complex, consisting of the main villa with a typical tower and two buildings, as well as two smaller annexes hidden in the pine forest. The complex is enriched by a large park partially enclosed in a pine forest and with private access to the magnificent pebble beach. The buildings, partially renovated, need modernization and still maintain their charm.
Location
Upper Versilia is one of the areas of the Tuscan coast that has a charm of its own, different from the part located further south, less famous than the latter, but thanks to its geological conformation it maintains a charm all its own. The proximity to the Apuan Alps on one side and the one with the point where the coast from low and sandy to high, rocky and jagged, are elements that make the sea clearer, the beach more “wild”. A short distance away are the golden sandy beaches of Forte dei Marmi and the boundless beauty of the Cinque Terre.
Description
The complex consists of the main villa of about 1,000 square meters divided on three levels, with the side tower that rises above the roof, the main body maintains the typical rectangular layout. The monumental entrance is surmounted by one of the exedra terraces supported by lateral columns, while on the back the same type of terrace covers a splendid staircase that descends towards the park. Internally the villa is a succession of rooms, on the ground floor there are typically double halls suitable for receiving guests, on the first there are slightly smaller rooms. As typical of the period of construction of the villa, the bathrooms are few in number and the kitchen maintains the style of the stately villas, very large and reserved for use reserved exclusively for service personnel. The various floors maintain the symmetry of the spaces thanks to a corridor that runs longitudinally to the villa dividing it into two sections, one towards the sea and the other towards the mountain. The top floor, which is accessed via a typical wooden spiral staircase, sees the presence of several attic rooms that maintain an important height, with the internal structure of the wooden roof clearly visible and the skylights that guarantee air and light to the environments.
The two secondary buildings, for a total of about 850 square meters, are located to the east and west of the villa and of the latter at the same time, one was most likely used as a guesthouse and the other as accommodation for the servants. Internally the rooms are decorated both on the walls and on the ceilings, have a regular plan and consist of two apartments each, one on each floor, while externally they have a fairly simple structure.
In the complex there are two other secondary buildings, used as a laundry and garage.
State and finishes
The building complex has undergone a renovation that involved the façade of the main villa and the roof and the unfinished structure of one of the two annexes. Internally, the villa maintains the materials, style and materials typical of the early 1900s and needs to be restored and brought to more modern standards. The second annex needs to be renovated, while of the two further annexes, one of the two has been renovated and needs only the last finishing touches.
Outdoor spaces
The pine forest that surrounds the villa and the other buildings covers an area of just over two hectares and is full of maritime pines that guarantee privacy, coolness and shade. There are numerous open spaces, which can be kept as a park or garden and where you could also think of creating a swimming pool. A path in the pine forest, currently hidden, guarantees direct access to the sea.
