The shell construction is exceptional as it is built according to German quality standards. The exterior walls and load-bearing walls ar 10 inches thick (Ghana standard 5 inches) to protect the building from the heat. If it is hot outside it is cool inside.

The building's floor area is 596 sqm. To protect it against moisture, it stands on columns. There are 1277 sqm of usable space spread over 2 floors plus penthouse. 

Originally it has been planned as a hotel. The shell area consists of 2 floors with 4 apartments, each of approx. 56 sqm.

Attached to the hotel area there is the owner's living area extending over 2 floors plus penthouse. It consists of an entrance hall with the height of 6,5 m from the ground floor to the upper floor, 3 bedrooms, 2 dressing rooms, 1 living room, 3 bathrooms, kitchen area and utility rooms. There is also a hall for special use being 11 sqm large an 8,5 m high (e.g. conference room).
