Former Sanatorium "Mountain Valley" Borjomi

There is a sanatorium for sale on the legendary all year round Borjomi resort, entirely debt-free. It occupies a picturesque location of on a gently rolling terrain adorned with dense pine and fir forests. Despite being surrounded by mountains, this area enjoys more openness and receives more hours of sunshine compared to the central part of Borjomi.

The seven-story building, suitable for accommodation of 380 people, was erected in 1984.

On the ground floor, there used to be a swimming pool for therapeutic exercise in water, as well as baths, a gym, and other amenities for balneotherapy. In the lobby, there were drinking fountains supplied with Borjomi water from the springs. Currently, the tubes that bring water are damaged but can be easily repaired or replaced.

For three decades, the sanatorium housed refugees from the conflict in Aphasia, resulting in visible wear and tear of the structure. However, after refurbishment, the sanatorium will be able to make significant profits. Since the room price will not be less than $50 and the occupancy at least 50% the cost of acquisition and renovation will be covered in 6 or 7 years.

The area is supplied with water from a source with an output of 500 cubic meters per day located 6 kilometers away. Gas and electricity are also provided.

There is also spring water from the reserve on the sanatorium's premises. The water has undergone laboratory analyses and can be packaged and sold after licensing.

The grand Bakuriani ski resort is just a 40-minute ride, so in winter and spring the guests can go skiing.

There are no extra charges, except those necessary to legally seal the deal.
