For sale: a 2-room apartment with a usable area of 23.93 m² in the very centre of Warsaw — Śródmieście Południowe, ul. Hoża. Raised ground floor of a 4-storey tenement building from 1935, in the inner courtyard wing.
The original layout (one room with a kitchen) has been rearranged: the unit now has two independent rooms (consulting rooms), fully adapted for psychological therapy or psychotherapy. There is also a staff room with space for a fridge and for making coffee or tea, and a small waiting area in the hallway. Bathroom with WC, shower cabin, washbasin and mirror.
Condition and features: comprehensive renovation in 2020 — new electrical wiring, water and sewage risers and floors. Ceiling height 2.80 m. A middle unit with south-west facing windows — despite the ground floor, there is natural light for most of the day. The courtyard-wing location keeps it quiet. The partition walls are plasterboard and easy to remove, so returning to a residential layout does not require major works. Kitchen fittings and appliances included in the price. District heating.
Who it suits: a doctor, psychologist, psychotherapist, lawyer or tax adviser looking for their own practice, as well as a single person or couple working in the centre.
Location: Hoża tram and bus stop on ul. Marszałkowska — 2 minutes on foot, Centrum metro station — 6 minutes, the Palace of Culture and Science, Warszawa Centralna and PKP Śródmieście station — under 15 minutes on foot. Shops, services and restaurants right around the corner.
Legal status: full ownership. Handover date to be agreed.
Price: 599,000 PLN.
We invite you to a viewing — we will gladly show you the apartment and answer your questions.
