A small house with beautiful agricultural land in a quiet location – a house for all seasons and for many purposes.

Important right from the start: the land is all agricultural land, not building land! So it is not possible to convert the existing house into a villa or to build additional houses. An above ground pool can be built and the second building, originally a stable, can be converted.

The land can be used for agricultural purposes - from vegetable cultivation to olive plantations, from horse ranches to animal breeding with cattle, sheep etc.

Two buildings stand in the countryside in southern Istria, a few kilometers outside Vodnjan, northeast of Pula. A legalized house with a living space of around 50m2, built in 2014. It offers an extension that is currently used as a kitchen and second living room - which was built in 2019. So everything is pretty new! Furthermore in the house there is a hallway, a bathroom/toilet, a large bedroom and a living room/kitchen. This room can actually be converted into a second bedroom and the extension can be used as a living room.

The house is solidly built, including the extension made of bricks and stones, with plastic windows in the new wing and everything is well insulated. A large wood stove warms the house quickly in the cooler seasons. The roof, gutters, floors, facade etc - everything was built massively and thermally to a high quality. The current furniture and interior design is of course a matter of taste - the house is sold partially furnished. And the new owner can then redesign the interior and room design according to his own needs, which is not such an enormous effort!

There is also a second building that was built before 1968, just as legally, which was built and used as a stable. Even with its own drinking trough in front of it, ideal for keeping animals. The building is currently used as a warehouse. This building can still be converted and then used for residential purposes. This building has a total area of ​​approximately 30m2.

Around the house there are some terraces, an old oak tree and a large cypress, as well as a beautiful vine arbor and a large "cactus". Everything is really idyllic as a weekend and holiday home — but also for living. The almost 2,000m2 are fenced – with entrance gate, partly with stone walls. There are parking options on the property and outside. There are neighboring houses about 80m away, but they do not disturb the peace and quiet on their own property.

The country itself is flat and the earth here is very fertile, really beautiful red earth, therefore ideally suited as agricultural land. If you want to buy the entire 1.1ha - these are located behind the property around the house. This is mostly meadow, with a few trees and bushes on the edge. And as mentioned at the beginning - You can make many things out of it to use it: for growing trees such as olives and figs as well as for lavender, wine, vegetables. Or for keeping animals such as horses, cattle, sheep, goats, poultry, etc.

The house is connected to electricity and local water. There is no canal, but there is a septic tank.

Here you are really in the countryside to enjoy the green idyll in Istria. Nevertheless, in just a few kilometers you are in the center of Vodnjan — in shops, restaurants, bars and cafes. In about 15 minutes in Pula or at Pula airport. You can reach Fazana by the sea or the east coast in about 10-15 minutes. The nearest motorway connection is in Vodnjan, also just a few kilometers away.
