Two buildings stand in the countryside in southern Istria, a few kilometers outside Vodnjan, northeast of Pula. A legalized house with a living space of around 50m2, built in 2014. It offers an extension that is currently used as a kitchen and second living room - which was built in 2019. So everything is pretty new! Furthermore in the house there is a hallway, a bathroom/toilet, a large bedroom and a living room/kitchen. Around the house there are some terraces, an old oak tree and a large cypress, as well as a beautiful vine arbor and a large "cactus". Everything is really idyllic as a weekend and holiday home — but also for living. The almost 2,000m2 are fenced – with entrance gate, partly with stone walls. There are parking options on the property and outside. There are neighboring houses about 80m away, but they do not disturb the peace and quiet on their own property.

The country itself is flat and the earth here is very fertile, really beautiful red earth, therefore ideally suited as agricultural land. If you want to buy the entire 1.1ha - these are located behind the property around the house. This is mostly meadow, with a few trees and bushes on the edge. And as mentioned at the beginning - You can make many things out of it to use it: for growing trees such as olives and figs as well as for lavender, wine, vegetables. Or for keeping animals such as horses, cattle, sheep, goats, poultry, etc.

The house is connected to electricity and local water. There is no canal, but there is a septic tank.

Here you are really in the countryside to enjoy the green idyll in Istria. Nevertheless, in just a few kilometers you are in the center of Vodnjan — in shops, restaurants, bars and cafes. In about 15 minutes in Pula or at Pula airport. You can reach Fazana by the sea or the east coast in about 10-15 minutes. The nearest motorway connection is in Vodnjan, also just a few kilometers away.
