Everyone can become an investor: Italians have figured out how to revive their villages
Crowdfunding in the Italian real estate market does not stand still. Along with the already well-known «house for 1 euro» format, there is a curious investment option for those who want to participate in the revitalization of the Italian countryside.
How this type of investment works
The initiator of the project — crowdfunding platform for real estate lending ITS Lending — offers investors to invest in village properties, for which a buyer has already been found. The maximum amount is up to you, but the required minimum is €100. Investments are usually needed for repairs.
An important point. Such a deal is safe for the investor: all the real estate offered by the project is already purchased by realtors, and the buyer, who makes a deposit, is also known.
That is, the procedure is as follows: you register on the site, choose the object you like and contribute to its repair. After collecting and completing the deal, repairs begin, which lasts about a year. At the end of it, you get back your investment, plus interest at a rate of 6 to 10%. In the end, you get income from the property without owning it.
The main focus of this initiative is on the revival of picturesque Italian villages. The first fruits of this venture are already there: 11 deals have been completed in regions such as Sicily, Tuscany, Puglia, Sardinia, and Emilia-Romagna.

Apartment after renovation in the historic center of Chetona, this small medieval village, named after the mountain on which it is located. The size of the apartment is 70 square meters.
The good thing about this apartment is the proximity to the highway and the train station. Thanks to this, you can easily get to any point in Italy: for example, in an hour you can reach Rome or Florence.
Here is what is on the first floor of this apartment: a living room with kitchen, a bedroom with a bathroom and a small laundry room. Another bedroom is on the second floor. The property has a small patio: here, you can have breakfast or lunch in the fresh air.

This old stone house of 210 sqm on a 700 sqm plot of land is located in the historic village of Quittengo, eight kilometers from Biella.
The house has three floors and an attic: on the first floor an entrance hall, kitchen, toilet with shower, pantry; on the second floor two bedrooms, a bathroom, pantry; on the third floor two living rooms, a laundry room, a toilet. Between the second and third floor, there is access to the garden. The property also has a balcony.
In walking distance from the house there is a spring of mineral water, mountain river, castle, churches, monastery, hiking and biking areas, mountain and cross-country ski trails. Nearby there is a bakery, pharmacy, bars, restaurants, stores.

3-bedroom historic house in Chianchana village
This house has recently been restored, but the traditional touches are still there: Sicilian stone floors and Moroccan tiles, for example. The living room and kitchen, restored from two neighboring stables, are slightly below ground level, so they are cool in summer and warm in winter.
The master bedroom has stone floors, original beams and traditional porcelain lights. The second bedroom has a Victorian bath at the foot of the bed and a spiral staircase leading to a small roof terrace. Both bedrooms have balcony windows with built-in mosquito nets.
The second bedroom has access to the terrace. It is tiled and has open access to the water. In 2020 was installed a system with solar panels, which gives 300 liters of water heated by the sun. Also in the house there are the trappings of a real village life — active well and wood burning stove.
