Pula, surroundings: in a dominant position on the top of a hill, from which there is an open view of Pula, the surrounding villages, Učka and the sea all the way to the islands, there is a unique rural complex of exceptional historical and architectural value. The estate consists of a manor house, a large stone barn with a hayloft and a series of smaller farm and rural buildings, some of which bear the characteristics of the local architectural tradition and Venetian influence.
Manor house – Venetian rural “casino”
The villa, built in the style of a typical Venetian “casino”, is characterized by the harmonious symmetry of windows and doors decorated with stone cornices and characteristic oval windows (“eyes”) by the main entrance, reminiscent of Venetian palaces in Pula. The roof structure with unique beams that extend from the front to the back wall, without the usual ridge beam, gives special value. The facade is further emphasized by richly shaped chimneys, one of which is particularly imposing and decorative.
Stable and outbuildings
The stable, built later according to the rules of local rural architecture, is made entirely of stone. It is characterized by its large size, a roof structure with triangular supports similar to those used in Franciscan churches, and semicircular windows framed by brick. The other buildings, although in poor condition and without roofs, testify to the rich history of the estate – with circular pens for animals, high chimneys, watering troughs, cisterns and ruins of village buildings.
Potential for tourism development
In addition to its historical and aesthetic value, Stancija offers extraordinary opportunities for tourist valorization. The complex has basic infrastructure – an access road, a connection to the water supply network, a preliminary contract with Elektroistra for the supply of 40 kW of electricity, and a suitable terrain morphology for the construction of a phytoremediation plant for wastewater treatment.
