Cerje is a tiny hamlet with just two houses, located 4 kilometers from Buje, 3 kilometers from Grožnjan, and only 2 kilometers from the Slovenian border. When the Seller family purchased the stancija—a traditional Istrian estate that had been home to several generations and centered around agriculture—it was the only house in the village.
The property included a large stone house and a spacious barn for livestock.
The family’s estate covers a total of 13,923 square meters, which includes the original stancija and a newly built wellness wing with a swimming pool. Additionally, a separate 3,600 square meters of building land was later acquired across the road, offering the potential for further accommodation or other complementary facilities.
The main house and the former barn have been almost completely renovated—from the foundations to the roof—along with all modern installations, as can be seen in the accompanying photos. The aim was to preserve the authentic charm of Istrian architecture while incorporating all the necessities of contemporary living.
The estate is divided into four thematic sections:
The main house spans two floors and covers 190 square meters.
The ground floor (88 m²) includes a kitchen, entrance hall, and a fully enclosed winter garden that opens completely to merge indoor and outdoor spaces.
On the first floor, there is a spacious bedroom with an en-suite bathroom (54 m²).
The second floor features another large bedroom with an en-suite bathroom and an open lounge area for reading or watching TV, also 54 m².
The former barn has been transformed into a stunning 60-square-meter open living area with a large fireplace and a gallery above serving as an office and library.
Between the main house and the barn, a 35-square-meter glass conservatory is planned, which can be opened in the summer and offers a warm connection between the two spaces during winter.
A newly constructed 160-square-meter building, adjacent to the 18-meter-long and 4-meter-wide pool, connects seamlessly to the main house. The building and pool structure are currently in the raw construction phase.
This new space is envisioned as a wellness and leisure area, divided into three thematic sections:
– The first part includes a gym, relaxation space, and a massage room with a built-in jacuzzi.
– The second part is a cinema room that can also serve as a third bedroom when needed.
– The third section is a social area with doors that open entirely, transforming the space into an outdoor terrace.
Next to the pool, there’s a 60-square-meter sunbathing deck with stunning views of the surrounding nature.
Across from the wellness area is a small building referred to as the summer kitchen, equipped with an outdoor grill. Inside, there's a wine cellar perfect for storing local wines and Istrian delicacies.
We believe that this estate, with its unique charm, diverse living spaces, and generous land surrounded by beautiful nature, offers an exceptional addition to the high-quality accommodation already available in this part of Istria.
Thanks to its secluded location, guests can enjoy complete peace and relaxation—something increasingly valuable today.
We are targeting guests of higher purchasing power, those who want to spend part of their day in serenity and comfort, and the other part engaging in sports or exploring the wonders of Istria—its nature, rich cultural heritage, and outstanding gastronomy.
The property is expected to be rented for at least six months a year, as Istria is just as beautiful in spring and autumn.
