Description

Zmajevic Palace – an antique luxury palace located in the heart of medieval Perast. It used to be the seat of two bishops, Andrija and Vick Zmajevic, and it was called "Biskupija". It is an example of the finest villas dating back to the 17th century.
Built in stages, the palace received its final baroque form in 1664 under Andrija Zmajevic. On the rock, the unique design features symmetrical wings and frescoes by the baroque painter Trip Kokolje, who was financed by Zmajevic. The structure evolved from a defensive tower to an extension towards the hill, resulting in a central section and north and south wings.
Originating from the Vrba of Njegus, the influential Perast Zmajevic family, part of the Perojevic cassade, bears the emblem of a winged dragon and stars. Famous for creating significant figures in the history of Perast, the palace is in the final stages of reconstruction while preserving the architectural essence of the Zmajevic era. Despite the internal changes, the original construction logic and authentic materials have remained, ensuring the palace's continued dominance in Perast.
Spread over a plot of 1605 square meters, the palace covers 565 square meters. Surrounded by solid stone walls, the estate includes terraced gardens and offers stunning views of the Bay of Kotor and the islands of Our Lady of the Rocks.
Located in the picturesque village of Perast, which was once a major Mediterranean maritime hub, this unique property is a true testament to the rich history that surrounds it, especially the glorious Venetian era.
