On the hills of Grosseto Maremma, in the municipality of Skansano, a farmhouse in a panoramic location with a 10 × 5 m pool and a vineyard Morellino di Scansano DOCG.
This farmhouse with a basement, easily accessible and located close to the city, which provides all the services (2 km; 5 ft), is ideal for those looking for a quiet place a short distance from the sea, but at the same time provides easy access to other cities. Tuscany (Scanzano, Grosseto, Castiglione della Sands, Follonica, Montalcino, Montepulciano, Florence ...).
The nearest airport is Grosseto, but no less convenient are the terminals of Florence, Pisa, Perugia, Rome and Bologna.
The main house (310 sq.m.) is located on two floors:
- First floor: living room with central fireplace, dining room, kitchen, study and bathroom. A large veranda with an open rest area.
- First floor: master bedroom with private bathroom and dressing room, two bedrooms and shared bathroom.

Outside, the property is surrounded by 8.0 hectares of land, partly used as a garden (1,000 square meters) and partly as a vineyard (2.0 hectares). An additional 2.0 hectares of vineyards can also be planted and purchased nearby. This area allows the production of Morellino di Scansano DOCG of excellent quality, combined with Maremma Toscana Bianco DOC and Maremma Toscana Rosso DOC. Currently, it does not produce wine, but sells grapes to a local producer.
There are also 460 olive trees that produce excellent oil.
On the outer veranda there is a comfortable lounge area with barbecue accessories and a wood-burning stove, which can also be used as a dining area to enjoy the views and beautiful climate of the area.
Finally, the house is equipped with a beautiful panoramic pool measuring 10x5 m with a terracotta solarium.
The property, due to its size and excellent number of rooms, is suitable for both a private residence and for staying in a bed and breakfast hotel. The basement allows you to produce a fair amount of wine that can be used for personal use and for sale. Same thing with butter.
In addition, a business improvement project was approved, which allows the construction of a second cellar with an area of 110 square meters, which will allow managing the entire wine process (from winemaking to storage, bottling and labeling).
