Lushtitsa Peninsula is located opposite the MAMULA fortress, at the entrance to Boko Kotor Bay and is washed by the open sea.

The villa was built in 2002 on the territory of 60 acres (0.6 hectares) and has an area of 600 square meters. In the villa there are 7 (seven) bedrooms for a large family. Two bedrooms have two separate beds, five bedrooms have double beds. In addition to two bedroom beds there is a double-decker bed for children, there is also a crib for a small child.

On the ground floor of the villa there are three bedrooms. One bedroom has a bathroom, against two other bedrooms there is one toilet and one bathroom with toilet and shower. In addition, on the ground floor there is a refrigeration room for storing products, fruits and vegetables. On the opposite side of the first floor there is an apartment of service personnel, linen, ironing and entrance to the house from the sea and garden.

On the second floor there is a similar complex of bedrooms, plus a separate bedroom (with cots) with a separate bathroom on the opposite side of the house. There is also a cinema with a collection of films in Russian.  Between the sides of the house there is a large kitchen, dining room and living room with a total area of 130 square meters with a second light .From the living room and dining room there are several exits to the terrace with an area of 120 square meters. All rooms and a living room with a dining room face the sea. A beautiful view of the blue sea, the islands of Mamula and the peninsula of Prevlaka (the territory of Croatia) allows you to enjoy relaxation and nature. In the dining room there is a large table 2.8 and 1.2 meters wide and can be increased to 4 meters, a similar table is set on the terrace, where it is nice to have breakfast and dinner. All rooms , the dining room and kitchen are equipped with everything necessary for a large family to live. The living room has a large TV and several sofas and armchairs, a beautiful working fireplace.

  The villa has a cleaning service, towel replacement in a day, linen change twice a week. A family of Russian-speaking Serbs helps in cooking, cooking. Accompanies trips to the market and shops.

Near the house there is a terrace with a barbecue area of 100 square meters. Three tables, barbecue. A cauldron for pilaf and other dishes allow you to spend an evening with your favorite dishes and beautiful Montenegrin wine.

On the territory there is also a sports complex with a swimming pool, gym simulators, sauna .There is a tennis table, windsurfing board and sail. Near the gym you can sunbathe on 10 street sunbeds. Throughout the villa there are green spaces, lined paths. Fruit trees and shrubs are growing. Turtles live.

For young children there are swings, various toys, etc. 

The villa has a passenger car for reception and seeing off guests.
