This idyll is sold by the owners for age reasons. No one wants to take care of it from the children. But here are the details and facts of the series:
SITUATION
The location is a bit outside of Marcana in the south-west of Istria, to the center of shops and cafes, it is just about 1.5km. To the sea are stunning and still tourist-free beaches on the south-east coast are approx. 9km, Pula and the airport are close to 15km. Just as on the west coast of Istria – according to Fazana it is 15km, according to Rovinj 30km, according to Labin / Rabac as 30km.
This property has about 9,200m2 and is in a single position, without neighbors – the nearest residential house is approx. 700m away. All around are meadows, forests – defacto could also buy some plots of agricultural land. It is quite flat, in the form of an approximately uniform rectangle with about 55 x 160 m.
THE HOUSE
The house was built 15 years ago and is inhabited by a couple. Including the partly covered terrace there are 76m2, the house itself has nearly 60m2 of living space. Everything is legalized, there are proper documents as a residence. There is water and since last year also electricity – all connected to the grid. Defacto could increase the living space to 76m2, where now the terrace is – then and create an additional terrace.
The house has a large living room / dining room / kitchen, bathroom / WC, a large and a small bedroom, office space and a storage room / pantry. The covered terrace is also equipped with a summer kitchen -water connection, electric appliances – all there. Besides, of course, also a barbecue fireplace. The house is a brick construction, with polystyrene insulated, beautifully designed inside – with high quality laminate and tile floor. Everything kept very clean! There is air conditioning, and a wood stove. There's no channel, but there's a sap pit. The house is sold as it is furnished and handed over, only personal belongings take the owners! A separate wooden shed for the firewood is behind the house. Solar system and wind turbine for electricity production are still available, are currently shut down.
In principle, there is nothing to repair at the house, only by the power line of the energy supplier HEP, which was only received in the previous year, some lines have been laid, which must be closed even better, including 1 x painting of the facade – in order to make the house from outside also beautifying!
THE PRINCIPLES
The agricultural land around the house is beautifully landscaped. In the middle there is your own road / access as on an estate. Then a part is fenced around the house with a walled fence and a separate entrance gate. The fenced area is about 1,800m2. in this area there are also several parking spaces, two dog cabins, and a mixture of garage / stable, which can also be enlarged.
Both in the fenced area and then there are about 100 beautifully cultivated olive trees, with an age between 15 and 25 years. These trees produce an average yield of about 300 liters of first-class olive oil each year. Incidentally noted: olive oil from Istria is the best and most expensive in the world, top producers sell olive oil by over EUR 40.-/litre. Since the olive trees are already large, they also represent such a value. Many newly built villas in Istria plant older olive trees in the garden, and such olive trees can be sold around approximately EUR 500/piece. And – a small wine garden is also next to the house!
Next to the entrance of the property is then greenland, in about 4,000m2. In addition, there are further cabins or a well-maintained camping trailer on the grounds 3 . These were partly former stables and also glass houses. Currently the owners have only 2 dogs, formerly they had chickens, goats etc. and have grown a lot of vegetables. All this can be revitalized, redesigned – rebuild for agricultural use – just like animal husbandry.
It is still important to mention that there are some connection points on the whole area, which are to be used for irrigation or drinking water for animals. So fresh water is available throughout the area in just a few meters. And there are also several power lines that are not currently used.
The access road on its own property is very stable and has been specially bulked, also accessible for heavy vehicles.
