For sale: premises of 40.07 m² in Ochota (Filtry), ul. Raszyńska, a few dozen metres from plac Zawiszy. Ground floor of a 5-storey pre-war brick tenement building from 1936–1937. 300 cm ceilings, basement storage included in the price.
The premises have residential status. The ground-floor location and the owners' association's consent to placing a sign at the entrance allow it to be used as an office, practice or studio; two separate rooms make it possible to separate a reception or waiting area from the work area.
Layout: right by the entrance a separate kitchen (without a window), then two separate rooms — a large one (living room or meeting room) and a small one (bedroom or study). Bathroom with a bathtub and washbasin, and a separate WC.
Condition: good. New tall PVC windows, ceiling height 300 cm. East exposure — the interior does not overheat in summer.
Building and costs: the building is insulated from the outside and the staircase has been refreshed. The owners' association covers this one building and is in very good financial condition. Charges: below 250 PLN per month including all fees, with no registered occupants. A renovated, dry basement storage room of approx. 3 m² belongs to the premises (included in the price). No assigned parking space.
Legal status: full ownership with a land and mortgage register (księga wieczysta); purchase with a mortgage or business loan is possible.
Location: where Ochota meets Wola and Śródmieście. Warszawa Ochota railway station approx. 200 m (direct SKM S2 line to Chopin Airport every 30 minutes), Plac Zawiszy tram stops approx. 150 m, Rondo Daszyńskiego metro (M2) approx. 1 km, Warsaw Central Station approx. 1.4 km.
